I have been a first time homebuyer's specialist for over 25 years. That also means that I am a strong government lender. In my opinion FHA loans have provided more opportunities, at better rates, than any other first time buyer's program.
Our conventional product line is extensive dealing with primary, second homes, and investors. We are strong government lenders, offering USDA/RD, FHA, and VA loans. I didn't just start doing these loans because they are suddenly popular, I've been doing them for over 25 years.
Fot the past 3-4 years condominium financing in Southwest Florida has been either non existent or difficult to find at best. This, as many types of financing, is in a state of constant change. Excellent programs are now currently available for qualified buyers and communities.
Likewise, some opportunities are now available for our Canadian and British friends, with financing available up to 100%. This is a reflection of the return of portfolio lending, that being loans for those who do not conform to Fannie/Freddie guidelines. We have conventional financing up to 100%.
At this time we are introducing "reverse mortgages" for those who are 62 years of age and older. We are a direct lender for this product and will be funding our own loans. There are many misconceptions about this program, I personally am experienced with this program and will do my best to answer any/all questions for our senior friends.
