Description
Assisting buyers and sellers in the Denver Metro area (Denver, Westminster, Aurora, Englewood, Centennial, Greenwood Village, Littleton, Highlands Ranch, Castle Rock & Parker) with real estate.

About Us:

Real estate is my life, and enjoy meeting new families, and working with past clients.     I assist families with relocation, selling a current property, purchasing new or rental/new construction property, and first time home buyers.    Each aspect of these areas has many reward factors.    With the designations I hold - GRI, CRS, ABR and e-Pro, they all give me the tools in which I can assist all clients better in their goals for home ownership.   I listen to each clients' needs or wants before proceeding in a search, and trying to keep that in mind to achieve their goal.

Your search for your DREAM HOME can start with my web site, or I can narrow your search into just the criteria you are looking for and then the process can be started.   You should always speak with a registered lender to get "pre-approved".   Lending today is much more difficult than it was in years past.    If you have obstacles to hurdle, do them before you find that home of your dreams, so it does not slip thru your fingers.    Be sure you ARE a buyer, before you act like a buyer!    When you have a pre-approval, this gives you more leverage in a transaction.

I also provide Local Partners on my web site for services you may need.    Does your furnace need to be cleaned or repaired - got a couple on there!   Lenders have their own tab - check it out!  There are plumbers, electricians and lawn people just for YOU!    Those listed on my web site are service providers that have proved themselves with me or clients have used them and recommended their services.

Do you have questions about updating, finishing a basement, or your first rental property?    Please call me, I would love to assist you with these questions.    Many times home owners update their homes, and believe all they have invested financially, will be recouped when they sell their home.    This is NOT the case.     You will recoup most, but not all.    Also, be VERY careful on how much you put into a basement finish.     I can provide you with stats on approximately how much you would realize on a sale --- remember do it for YOU, not for resale.

After working with Brokers for 13 years, and learning everything they know, I have opened my own Metro Broekrs company!     I have moved to the DTC Marina office right behind The Great Northern Taven, which is very accessible, and close to many businesses!

Areas of Expertise

I work the Denver Metro areas, but prefer to stay in Denver, Aurora, Parker or out east of Denver.     My preference at this writing, would be relocation, but very much enjoying working with sellers and their move-up or move-down purchase and it is always refreshing to assist a first home buyer and the joy of doing their first real estate transaction.

If you are relocating from out of town, or out of state, please contact me for information you may need even before a visit is scheduled.    Did you know you need to drink LOTS of water a day or two before you get to Denver?    We are located at 5280 miles above sea level, and altitude sickness is experienced when you have not hydrated enough.    If you need a city map, contact me, and I can provide this for you prior to your trip, and hopefully, will make your travels easier!    If you need school information for your children, there is a School Info button on my web site to give you the stats for each school district, and each school.

Any questions can be answered, just call!

Testimonials

We have worked with Joan Cox through two house transactions and found her to be extremely professional, knowledgeable, conscientious, and MORE than capable.  She is pleasant to work with and has a nice sense of appropriate humor. Ms. Cox not only knows her business, but we found her able to see it from her clients' point of view - valuing what she learns about their taste, amount of experience and information and how much she should be involved.  As to the usual tedious paperwork involved in real estate dealings...she actually makes it all palatable, explaining everything as she goes along.  We recommend her highly!  She's #1 in our book!

When we decided to upgrade our home we wanted to find a realtor who would be more than "just a Realtor".  This person would not only sell our current home, which was the easy part, but also help us find our next home.   We felt that to have someone help us find the home we would live in for the next possible 30 years, that person had to go beyond being a realtor and had to care about how happy we would be in that house after the sale.  We interviewed five Realtors before choosing Joan Cox.  At our first meeting, she gave us bottom line figures of costs showing us what we would possibly net to have towards our next house.  She had everything we wanted to know written out in black and white, some of which no other Realtor had given us during their interview.  Not information about the Company or their background but her background and what she would do for us.  This was a tremendous deciding issue because it told us she would not hide anything, all information was given before we even knew to ask about it.  During our selling period, she took the time to really discover what made us happy and what type of home and surrounding area would prosper that.  On top of that, she gave us an easier selling and buying experience than we imagined it would be.  I would, and have, recommend Joan to anyone.  My bottom line is that I would trust my mother with Joan and that's the best thing I can say about anyone.

Joan Cox was a real partner in helping us get into our new home.

We were looking to relocate to Oklahoma and move into a home under construction.  The sale of our home in Aurora and the timing of that sale was critical in making this move.  Joan handled the sale of our house in Aurora from start to finish.  After a market study of the area, she gave us a realistic estimate of what she thought our house would bring.  This was critical in our decision to move and purchase the new place.  She candidly pointed out the things we could do to make the house more marketable and steered us away from those things that would not be that much help in the sale.

Joan did a lot more than simply put a sign in front of the house and list the property in the MLS. She marketed the house with color flyers and ads in various magazines and newspapers.  She used her network of contacts to find other realtors who might have buyers interested in a property such as ours.  She held a number of open house showings and coordinated showings with other realtors.  After every showing she got feedback about the impressions - both good and bad - from the other realtor and their client. Throughout the whole process, she kept us appraised of what was going on, both with what she was doing to sell our house as well was what was happening in the local real estate market and how that affected us.

When we received an offer on our house, Joan negotiated on our behalf with a counter offer that successfully got us a sale price that was very close to her original estimate of the value of our home. Joan was able to set up a closing schedule with the buyer that dovetailed perfectly with the closing on our new home.

Joan also helped us with the purchase of our new home by using her network of contacts to find us a realtor in Oklahoma that would represent us in that deal.

I have worked with several realtors over the years and Joan was not only one of the most professional, she was also truly concerned about her client's needs and finding a solution that worked for them.

In a time when integrity and professionalism is not always easy to find, my realtor has so pleasantly surprised me.  I have bought and sold seven homes in my lifetime and never experienced the slow and frustrating market we had last year.  Through Joan, I've learned more about the entire process - precautions to take in order to save myself money and grief, new legalities and requirements and simply how to make a deal go as smoothly as possible.  I will (and have) recommended Joan to everyone I know who is considering buying or selling a home.
