Program & Product Knowledge
Helping borrowers accomplish their goals is my primary task. Loan programs and products are the tools of my trade. I spend time each and every day reading industry news, brushing-up on new programs, and researching new lenders and options. To keep myself a cut above my competition I ensure that I have as many options as possible for my clients to accommodate a wide scope of needs. In essence, I am a professional problem solver, equipped with many solutions. Not only do I have a myriad of available programs, but I know their caveats inside and out.
Adaptability and Flexibility
Today's Real Estate environment is an animal unlike any other. As conditions continue to change it is imperative to know the market. Loan parameters that were available six months ago may be gone now. Making it a point to research lenders and being tuned-in to activity on the secondary market (which handles the packaging and sale of mortgages as mortgage-backed securities) allows me to adjust to changes easily and often anticipate them ahead of time. The needs of today's borrower have evolved, and while many in my field are stuck in the "boom-mentality", I have adapted.
Credit Analysis
Since the start of my career, I have studied credit reporting extensively. From the nature of the three major bureau's scoring models, to the fine details of how the data on a report is collected. All of my clients are offered a comprehensive breakdown of their credit report. Along with a breakdown of the report, they are also provided education, assistance, and action steps they may take to initiate improvements. My firm has invested heavily in Credit Technologies software, an interface that allows us to work directly with the three major bureaus to clear incorrect data, update accounts, and perform rapid-rescores. Without this software, it would typically take 45-90 days for a consumer to see their scores adjust to an update. By utilizing this technology, we are able to see increased scores in 72 hours. To my knowledge, there are only a small handful of companies who offer this very useful service.
