Seller Services

  • I will provide you with a complete professional market analysis of your home.
  • I will give you professional advice on how to enhance your home for sale.
  • I will arrange for local agents to tour as well as public open houses.
  • I will advertise your property on a rotational basis, updating the description and photographs as needed.
  • I will prepare a marketing station with information on your home, flyers, school reports, town & commuting data, mortgage information, homeowner’s association information, etc.
  • I will provide you with weekly updates with including property activity, updated market data, activity on competing property and pricing recommendations.
  • I will present all offers to you, and negotiate effectively to get you the best price with the most favorable terms and conditions.
  • I will provide you with a list of service providers (attorneys, inspectors, contractors, etc).
  • I will negotiate any buyer or lender requested repairs following the building inspection.
  • I will make sure all contingency dates are met on time.
  • I will communicate on a regular basis with all parties involved in the sale to insure a smooth closing.

Buyer Services

  • I will review with you and listen to your ‘wish list’ for your new home & explain the home buying process. 
  • I will set you up on listingbook, which allows you see activity for the type of property you are looking for. I will respond quickly to any questions that you might have on the listing. I will also monitor the MLS several times a day to see if anything goes up and forward it on to you.
  • I will arrange for showings of your choice properties at your convenience.
  • I will gather all the information on the home that I can (such as heating bills, any recent upgrades, homeowners association , etc) so that you to do make an informed decision.
  • Once you decide you want to make an offer, I will go over sales of similar homes in the nearby area which has occurred in the last 6 months, make adjustments based on the property, and come up with a fair market value.
  • I will go over all paperwork needed to make an offer.
  • I will negotiate on your behalf, hopefully leading to an accepted offer.
  • I will give you recommendations of service providers (lenders, attorney, building inspectors, septic inspectors, etc)
  • I will attend your inspections with you, and negotiate with the seller on repairs that need or should to be done.
  • I will coordinate the appraisal needed with your lender.
  • I will be in constant communication with your attorney and lender to make sure everything is going on time and as planned.
  • I will attend your walk through before closing and attend your closing with you.
