Enjoy the days - make of them what is allowed, play as hard as you work, don't forget to DO WHAT YOU WANT TO before it's too late even if you could later do it. Old folks who have money and no memories are pretty boring company, so that should NEVER be a goal.
Who I am doesn't matter - it's who we BECOME that might one day improve the world, if only by a fraction. My "Heroes" wear the Unform of the USA, my mentors have been those whose lives have changed the world for the better. Be they good teachers, great Doctors, Vets, hard-working scientists, engineers, realtors, lenders, store owners, single Moms/Dads, if their lives somehow improved theirs AND others', I listen carefully to all they have to say
Testimonials
Jeff thank you. I think it is important for people to understand your point. I just had someone call me yesterday to look at a "deal" that turned out to be pretty much like your duplex scenerio. Sometimes if it is too good to be true it probably is a big dynamite pig. That was a great graffic by the way.

Jeff,
Thanks for the great analysis. It is one thing to talk about taking a close look before you purchase and it is another to out line it step by step. I liked the contact info for Pat as well. Most people would say call the city.
Very well done, I learned a lot.
Thank you,
Chet
Thanks for sharing Jeff and Mike. There are some interesting points to keep in mind when checking out these properties. Dean
Nice Jeff, right on the money....
Thanks,
Eric
Thanks - great example! It should be up to the Seller to provide docs to the RE agent showing this is a true duplex...as part of the listing...a seller's disclosure on this property might be interesting to see. There's more wrong with the property than all the details - but then at that point, you were smart to walk! The RE broker should have done some due diligence himself before he made the representations he did! Would have been a scary property to get involved with, even at that price! Thank you very much! An eye opener! Pam
