When we realized that we may have to move our parents in with us we called Jim to discuss our options.
Option 1: Add onto our existing home
Option 2: Buy a single story home with sufficient size and privacy to accommodate us and our parents.
Jim worked with the City of San Diego to ascertain the type of addition we could do and how many square feet could be added to our property. We told Jim the areas of the city that interested us and the other parameters that a home would need to work for us. Jim researched the Multiple Listing Service (MLS) on a daily basis. When he found homes that met our parameters he sent links to the MLS via email so we could review the properties in detail. As we found homes that we wanted to visit, Jim would make the arrangements and pick us up and take us to see the homes.
We met with contractors to get estimates of what it would cost to do an addition to our current home and we visited homes as they came on the market. We found a home that we loved and we decided to submit an offer to purchase this home and not do an addition to our existing home. Concurrent with submitting the offer to purchase we signed a listing agreement with Jim to sell our current home. On Jim's advice we agreed to list our home in a high price range for our neighborhood. We were concerned about the length of time required to sell our home. We were willing to risk listing at a higher price with Jim because he felt strongly that we could sell our home in the higher price range. Jim cautioned us that he could not guarantee how long it would take to sell our home. Within 72 hours of putting our home on the market we were in escrow. Thirty Seven days later we were in our new home and escrow had closed on our old home. Jim sold our home for $140,000 more than any home had previously sold for in our neighborhood.
