Helping both sellers and buyers from their individual perspectives :

1. Sellers are influenced by the value of effort they built into the home, their motivation to sell and use subjective information to establish list price and when considering offers. I consider recent sold comparables, current market, home condition, and the seller's motivation to sell. Home condition increases price potential and market conditions dictate the days it stays on market (DOM) based on supply and the market condition. I keep my clients expectations realistic and out of 'fantasy land'.

2. Buyers are influenced by agents wanting them to buy their listings and conclude quick deals, condition of the property and their motivation. I look at a property from the buyer's point-of-view as told by them to me. Then, diligently search for homes that might closely fit their criteria. Last, we visit the property to see reality. While the buyer walks through imagining living there, I walk through evaluating the fit considering financial and living style, as well as understanding our negotiating stance.
