All solutions should be crafted to minimize or eliminate the lenders ability to go after a homeowner's other assets. Only attorneys are allowed to counsel a homeowner on the Lenders ability to seek payment for a deficiency. A solution may really be no solution at all if a homeowner is at risk of losing their other assets to the bank or getting a large tax bill from the IRS for loan forgiveness.

2. Can you show me the approvals from you 5 most recent short sales.
3. Were the sellers released from the deficiency on both loans? (if there were two)
Does it explcitly say they are releasing liability for the remaining loan balance.
4. Is a release of lien or released of mortgage the same as a released from deficiency. (answers no most likely not)
5. Do you pay for me to seek the advice from an attorney regaring the approval letters.
