Frankly, Ihave known many realtors who simply "do their job" and show up to collect their commission. However, you are sooooo different. You patiently answered all of our questions, you met with us whenever we needed to chat and creatively helped us formulate a plan to professionally market our house. Heavens, you did so much!!

Dear Joan:
I remember the exact minute the telephone in my office rang and you told me,
"Paul, I have already shown your property to several people that I contacted and I already
have two offers in hand!" Having shown my property to over thirteen couples over a period of
two weeks, and having not received a single offer, 1 was absolutely shocked that you had
obtained two offers within eighteen hours of listing my property! However, the
good news did not stop there.
As you know, I have a marketing degree and worked for a national advertising firm
before I attended law school. Based on my marketing and legal background, I thought that if
there was anyone who could pull off a successful for sale by owner (thereby saving realtor
fees), it would be me. I bought books on how to "stage" properties, that is, how to trigger
those emotional senses that make people feel at home, and, consequently, want to buy the
house. Armed with my education, real life experience and design psychology books, I drafted
the correct documents, ran advertisements in all of the local papers, ran a targeted email
campaign, built a website for my investment property (1227magnolia.com), and staged
the property so as to trigger those positive emotions. After fielding numerous phone calls and
showing the property almost every day, I did not receive one single offer. I began to panic and
quickly calculated the realtor fees that I was "saving" by listing the properly on my own. You
do not have to have a mathematics degree to calculate six percent of zero. Accordingly, I
turned to professional help. At the recommendation of several personal and professional
acquaintances, I contacted you to list the property.
Within hours of signing the listing agreement, you were contacting people and
encouraging them to come out to the house. In fact, you showed the property several times
within the first twelve hours of listing the property. Out of those initial showings and within
eighteen hours of listing the property, you had received two offers. As I mentioned
above, that was not the only goods news. Not only were you able to obtain two offers
literally within hours of listing and showing the property, you negotiated the
deal between the two buyers so that I received $16,000.00 more than what I
was asking.
What is even more amazing is that between the time when I quit showing the house
and when I listed the property with you, I decided to rip out a wall in one of the
bathrooms. Thus, while I was showing the property, the house was immaculate. By contrast,
when you were showing the property, it was demolished from the workers. Nonetheless, a
calculated marketing campaign coupled with superior negotiating skills yielded a result
much greater than I ever expected when I originally purchased the property. In sum, I have
learned my lesson, and whenever I hear anyone say that there are going to list their
property on their own, I let them know (or as my wife states, "gloat") about what you did for
me. Suffice it to say, whenever I will buy or sell again in the future, I hope that you will help
me again.
