I majored in Real Estate with a Real Estate Certificate From Glendale Community College, GCC, Glendale, California, and I attended and studied various computer technology related classes. REAL ESTATE PROPERTY SELLERS:
I preview the house, prepare compression market analysis, value the property, reach at the best marketable price to place the property in the market. I recommend several ideas to the seller, to avoid selling delaying mistakes, to receive the best price for the property. I advertise the property, regularly hold open house. I advise the seller about all necessary inspection, and other disclosures during the listing period. I advice the seller about the quality and of all the offers.
I work very hard and diligently to sell the foreclosure property at the highest price. I can show the homeowner in default many different plans to avoid the foreclosure sale, or I will negotiate with the lender to work out a new payment plan to stop the foreclosure process. Majority of the lenders are willing to negotiate with a qualified debtor than foreclose on it When I locate a good property to my client‘s specification, I always advise my buyer that we must gather all necessary information, preview the property diligently, and study the costs and expenses associate with property, before making an offer. Once I obtain all the necessary information, then I inform my buyer to make a suitable offer, so it will not be rejected by the seller or the lender foreclose on the property.
COMMERCIAL REAL ESTATE PROPERTY SELLERS:
I am qualified to place commercial, and income producing property on the market to obtain qualified buyers. I advise the seller about all necessary inspection, to avoid seller mistakes, sell in a short period of time, and get the highest value for the property. If the property is in the market and did not sell I will analyze the problem. I will cooperate with the buyer in the 1031 Exchange process if needed.
REAL ESTATE PROPERTY BUYERS:
I show to my buyers the available properties inluding distress properties in the market, and I email them when new listings reach the market. Also, I provide buyers with the latest information on the foreclosures, short sales, or motivated sllers' listings properties available on the market. Nowadays, there are several special financing loan programs available for the first time home buyers; and many good opportunities to take advantage on the high quantity distress properties available in the market for the first time home buyers. I assist and guide my buyers through an easy buying process of purchasing the desired property. I also help my buyers to make a decisive bid on foreclosed or distress properties to a smooth buying process. There is another important task in a real estate transaction is that I educate my buyer and I do the necessary research about the property title must be clean and marketable without any cloud on it.
I help my foreclosure buyers. There are several steps foreclosure buyers need to do prior buying distress property. It is important to know the diference between a good or a bad foreclosure.
Is now a good time to buy a foreclosure? Is the market appropriate to buy distress property, in the neighborhood you are shopping? Is the buyer ready and pre approved for the right amount of mortgage with a good rate, and the cost of obtaining the mortgage is feasible? I search the right public records for liens, zoning, and deed restriction. For example, Bank Owned Properties (REO) might be clear of many lines.
COMMERCIAL REAL ESTATE PROPERTY BUYERS:
I work very hard for my clients to obtain a high rate of return to leverage the commercial, and income producing property investment. I will search and assist the buyer obtain the most suitable lender for the investment, based on the investor needs and qualification, to assist the investor through smooth and comfortable transaction process. I will cooperate with the seller in the 1031 Exchange process.

In many occasions, I have turned down or rejected many clients that wanted me to engage in unethical and commit real estate and/or mortgage fraud, which would of generate a very high income to me. I do not believe engaging in fraudulent business activities to earn income; and I am not an aggressive real estate agent to convince or induce my clients to buy unsuitable or not needed real estate. For that reason, many of my Realtor friends always advise me to be more aggressive with my clients.
I conduct my real estate business based on education and facts from public records about real estate and mortgage business. I do not pressure, exaggerate, mislead, or withhold information. I analyze and present the available information to my clients, and allow them to make an educated and comfortable decision. Because, I value friendship, honesty, dignity, integrity, and live comfortable instead of earning unethical income.
