Specializing in the Real Estate process from loan modifications to "Short Selling" your home anywhere in the US. Having worked on many files I found that a third party can do and get more than the borrower having processed their own file. I am a processor that will push to get the file through with an honest and upfront outlook so you know where you are at every step of the way. Either through proper processing and/or legally assisted negotiations Professionalism and Confidentiality are attributes that comes with my services.
Loan Modification
The lender modifies your current mortgage in order to work with you because of a hardship. The purpose is to help make your loan more affordable. Usually it is in the form of a rate reduction, extending terms, and/or delaying the rate adjustment for a certain amount of time.
Short Sale
Short Sales, "short selling", "shorting", Short Payoff, Pre-Foreclosure Sale, or Compromise of Sale happens when a lender agrees to accept less than the amount owed against the home because there is not enough equity to sell and pay all costs of sale. In a nutshell it is asking the bank for forgiveness and to let you go with only a few months of credit damage.
Just a small word of advice when searching for your best option. As a homeowner you should know that there are never guarantees on any type of pre-foreclosure options so never consider anyone who promises a guarantee. If so then have them put it in writing. Choosing a pre-foreclosure service provider with experience is usually the best choice as a consideration for you and your peace of mind.
BIOGRAPHY
Born and raised in the east coast (MD/DC and NYC) within two to three generations of lawyers, and a few other types of professionals. I was constantly exposed to several key things in life and real estate happened to be one of those life endeavors. So, I would have to say that I was able to learn a few things on the way, while having my fair share of paper cuts. Moreover, after my collegiate years I was a project manager in both manufacturing (domestic/international) and the entertainment industry, then I stepped into the real estate world.
Before dealing with the Loan Modification and Short Sale arena, I was employed by FEMA's Housing Division then I fell into a couple of broker shops before going into direct lending. I then decided to help many of the people that were starting to loose their homes when the market was declining a few years back. And by referrals I decided to solely commit to the pre-foreclosure market.
My pre-foreclosure clientele consists of homeowners that are from state approved Lawyers, Brokers, and with one of the few RE/MAXs that has a dedicated Short Sale / Pre-Foreclosure Division. In addition I continue to participate in pre-foreclosure classes, seminars, and certifications to help me stand in today's ever changing market. These are also just a few things that aid me in the process when servicing my clients and peers. However, due to my scheduling I had to stop teaching and contracting about the pre-foreclosue market. Even with my busy schedule I'm still a notary public that follows the intended way of not charging the general public a fee when they come to me for that service.
