Who I am and What I do

Mission:  to help homeowners who want to sell, get their homes sold! Introduce their homes to buyers and investors who want to seize the opportunities and the incredible value that is available now, in the greater Bluffton, Hilton Head Island area

Interests: First and foremost, my Christian faith. My Wife and I raised two successful children who make us proud! My fondest memories are of the 9 years as a youth sports coach. I coached both my son and daughter in soccer, basketball and baseball. And, second, eating dinner with my family almost every single evening while they were in our house. I started our town's first "Running Club" and I becames its coach. Other volunteer activities included starting a storefront ministry to serve the poor, and 6 years as a volunteer chaplain in correctional facilities, where I conducted seminars as a part of Chuck Colson's Prison Fellowship. I also led weekly bible studies and facilitated small groups.

I am an avid runner, and have completed 19 Marathons over a 30 year period. I completed my last marathon in 2009--The Marine Corps Marathon. I like to write, "how to" and inspirational material. I have written articles for local newspapers, association newspapers, and the business press on topics which range from human resources to marketing and sales, as well as technical articles for trade magazines. I love to learn and teach. And,  I love to blog--"Run The Race to Win.com " is one of my blogs.

Exipred Listings or Listings Not Selling:

If you have listings that are about to expire or you have expired listings, we can help in two ways: (1) We can structure options contracts that allow your seller to get more than current market, gets you immediate money and a commission when the property is sold–usually in 6 to 18 months.(2)  We can walk you through the process (consulting fee) or we can handle the transaction through our network, and also market the property to tenant-buyers in your market. You get a commission.

Listing Agents With Luxury Properties:

This is the scenario–the property owner is underwater with repect to the mortgage–is selling because they are struggling to make payments. They do want to remain in their home, but see no other solution than selling.

Commissions will depend upon how the numbers work. You would know before hand what you might expect.  

Our Solution:

  1. Our investment group negotiates to purchase JUMBO loans (from $500,000 to $5,000,000) from homeowners lender, at a discount.
  2. We negotiate a new loan with a new lender which has a significant reduction in principle from the orginal loan.
  3. Homeowner remains in their home without damaging their credit
  4. You get paid, just as if your client bought another house, except in this case it's a new loan. There are criteria that prospective loan-workout clients must meet. All you need to do is make the introduction. We'll share with you how the numbers work out and what you could expect in the way of compensation--you'd also have to be amember of my referral community. (more about that, soon)

Again, Commissions will depend upon how the numbers work. You would know before hand what you might expect.
