Revving up Real Estate Sales with Exceptional Service

From knowing only two words of English at the age of 9, Argentinean-born Jonathan Werdenberg has found success in the U.S. by helping others achieve the American dream.

His two words: milk, please.

Landing on a Nebraska communal farm, where they spoke German, with other sponsored families, Jonathan began developing core skills that he uses in his business as a loan officer today: empathy and a desire to succeed. His parents-dad was an electrical engineer and mom a seamstress-both had musical passions, a pianist and a violinist respectively. They were drawn together by their musical interests. They married and raised Jonathan and his four sisters and today remain happily married after more than half a century.

"My father was always happy and easy-going. He could care less if he had two cents or twenty million dollars as long as he was happy and everyone else was happy too. But my mother, on the other hand, was more of a realist. My mom never gave up. She had the mentality if you don't have today, you certainly aren't going to have tomorrow, so you have to prepare," said Jonathan Werdenberg.

It's that winning combination that carries Jonathan gracefully through his career and life's ups and downs.

"It doesn't matter how bad it gets. It doesn't matter how many times you bloody your nose-you've got to get up, you've got to keep going," said Jonathan.

Over the years that belief has been tested time and time again. Jonathan's first wife died just five years after they were married. Widowed and left to raise two children in San Diego with the help of his wife's parents, Jonathan searched for a career that could pay the bills.

He got vocational training and began working as a mechanic until a knee injury jeopardized his career. Always fast and forward thinking, Jonathan went into management in the automotive industry. This quickly resulted in an opportunity in Portland, Oregon.

With no business background, but a determined spirit and sincere strength in dealing with people, Jonathan went to manage an automotive business that had been stalled and was on the verge of bankruptcy. Within a six-month period Jonathan brought the shop back into the black.

"It was just the knack of talking to people and getting what I needed to have done, done," explained Jonathan.

But Jonathan longed for family-his kid's grandparents were back in San Diego. So, they made the move home.

Only a couple of years passed and Jonathan again was called on to bail out the same automotive shop in Oregon. Pulling the shop once again into the black, Jonathan learned the real reason for the owner's failing business, a substance abuse problem.

The owner was writing himself checks; Jonathan feared payroll checks would start bouncing. So, Jonathan made every effort to take care of the employees.

"When I've got people working for me they are my family, so I would tell these guys get down to the bank right now, don't deposit your paycheck, cash it," said Jonathan.

After more than 20 years in the car business-working at places such as Shell and Ford, owning his own company, managing other shops, service writing, being a mechanic and a salesperson-Jonathan had done it all and was ready for a new adventure and challenges. He left the car industry, taking with him a disciplined work ethic and an attitude to always put the client first.

Back in San Diego, Jonathan, happily remarried, pursued what is his strongest passion: helping people. Coupled with an interest in real estate and finance, his new career was born.

In 2003, he began working as a licensed real estate agent and loan officer, where he made great money thanks to a prevailing attitude: "I don't stop at the first loan program that I know will work. I will continue looking for a loan that could be better," said Jonathan.

Today, Jonathan concentrates on real estate sales in his beloved San Diego, working closely with home buyers. He's known for finding solutions when others have given up.

"One of the first things he asked me is ‘What is your strategy?' He found out right away what I was up to so that he could find the product that would best suit my purposes," said client Elizabeth Blane.

That's simply Jonathan's standard treatment that benefits all of his clients. But in 2005 Jonathan's favorite transaction closed.

A single mom working for a warehouse store and raising a deaf child became the first person in her family to purchase her own home.

"When she would say where she worked the lenders would say ‘Oh, she can't qualify' and so nobody would work with her," said Janelle Serice, a Realtor from Willis Allen Real Estate.

Jonathan told the woman, "We're going to make this happen for you and you're going to fulfill your lifelong dream of having a home," said Serice who worked on the transaction with him.

"I didn't make much money on that one but it was well worth it. Those transactions are what give me a sense of fulfillment. Everybody won. I want to have a lot more of those," said Jonathan.

 

 

Areas of Expertise

Over the last three years I've been working with a lot of first time home buyers. Along the way I learned all about about FannieMae programs and then the FHA loans that are comming back in this market.

What has come about in the last couple years are requests for commercial lending; so I have been doing a lot of research and found that not all "Commercial Lenders" are actually lenders but brokers. The challenge has been to weed through them and find the sources of the money so I can save my investor clients a lot of money in fees.

I have found sources that will lend on raw land as well as aquisition and development outside the U.S.
