A Professional Whose Focus is Service to You! | Selling or buying a home is often the biggest financial event for an individual or family. Consequently, you need someone who will listen to and focus on your needs, provide you with knowledgeable guidance about the market and your home, and who will really represent you. I've got my act together and I will manage the details for you, so you have few worries. Here are some specific ways that I will add value so that afterwards you will say, "Now that's a Realtor that I can and will recommend to my friends." | For Sellers (See also Selling Your Home.) - Provide rock-solid guidance for setting your home's price. As a seller, you don't want to leave any money on the table (and you shouldn't), but if you price your home too high, it can sit on the market. With the correct pricing, your home should both net a handsome sum AND sell quickly.
- Create and use innovative as well as traditional marketing.
- Engage in Skilled Negotiation - I don't faint under pressure, and I'm not embarrassed or troubled to ask the buyers to give you the fair market value for your home. A listing Realtor should be expected to explain to the buyers (or the buyers' agent) why the house is priced as it is and to provide the market facts that warrant that price.
- Take care of details - Every success lies with execution of many details. This would include teeing up inspections, getting the sign-offs, marshalling the paper through the process. I guarantee that things will go as smoothly as they can.
| For Buyers (See also Buying A Home.) - I won't just get you in the car, show you to a few homes and expect you to make a choice. First, I listen to your wants and needs, and learn your likes and dislikes. Then I'll offer information about areas that might work for you and the homes that are available.
- When you find a home, I'll help answer your questions about the new Gainesville Association Realtors real estate contract. This document includes seven pages, and I have read every fine print line on it.
- It might be your dream house, but that doesn't mean that you should pay too much. I study the market and know how to compare homes and prices so that you can be confident that you're getting your money's worth.
- Great deals come along rarely, but I will negotiate on your behalf to get you the best price possible. And, if we get that great deal, all the better.
- If your dream home is not available right now, I will stay on top of everything new on the market that meets your criteria. I work hard to make sure that every client gets the home they want.
- Even after the contract is signed, there are a lot of details. Home inspections. Removing the contingencies. Arranging the transfer of occupancy.
- Finally, if you are a numbers person who can make sense of complex data and who likes numerical analysis, I will connect you with my on-staff engineer. If he can't crunch the numbers you want, they probably aren't available to crunch

Know the differences: Real Estate AgentA person who has passed a state required test in order to obtain a license to sell real estate. The Florida Department of Real Estate (DRE) says this about an agent’s license: This license is required of individuals who are to be employed as salespersons under the supervision of a licensed broker. A license may be obtained by a person who does not immediately intend to be employed by a broker. However, in this instance, no licensed real estate activity may be performed. The license authorizes real estate activity only if the salesperson is in the employ of a licensed broker. Realtor® ®A person who has passed a state required test in order to obtain a license to sell real estate and who then becomes a member of the National Association of Realtors®.
Realtors adhere to a strict code of ethics approved by the National Board of Realtors (NAR). The code assumes that people conducting a real estate transaction must adhere to a higher set of standards that those people working in other business arenas. Realtors are, according to the Realtor Code of Ethics and Standards of Practice, "zealous to maintain and improve the standards of their calling."

Real Estate BrokerA person who has passed a state required test in order to obtain a license to sell real estate and who ALSO has fulfilled considerable additional training, experience requirements, and initial and continued testing in order to secure and keep the difficult-to-obtain real estate Broker’s license.All three types of real estate professionals are licensed representatives who may assist the buyer or seller with advice, information about current market conditions, and help to negotiate the sale. However, there is often a large gap of knowledge and experience between agents, agents who join a national association, and Real Estate Brokers.
