I bring a wide range of real estate experience to the table.  I have training and experience in mortgage, title, and investment real estate.  Since I have begun my career as a Realtor, I have been able to use my industry knowledge to give significant advantages to my buyers and sellers.  I am able to educate my clients not only in market conditions and buying/selling strategies, but also in the financing and closing processes.  When buyer and seller come together, I am able to watch over the file and deal with any potential closing problems before we get to the table.  It's hard to put a price tag on smooth, no hassle closings!

My area of expertise is 1-4 unit residential investment property.  I work with clients who are buying and selling rental property and rehab projects.  Today's market conditions are creating two main areas of focus in my business right now.  Firstly, there are more and more properties for sale that are being offered at prices that will allow investors to create cash flow, and the rental market is about to see quite a boom.  Now is a great time to buy low and hold with monthly cash flow until the market recovers and your equity position can be realized.  Second, there are a great deal of rental property owners coming to me because they have non-performing tenants and need to sell, but owe more to their mortgagee than the current value of the property.  I am having a lot of success negotiating short payoffs with banks to allow for sales at or below market prices.  I get a lot of enjoyment out of seeing the weight lifted off of the shoulders of an investor who just sold a property that was dragging him down and preventing his financial success in the other parts of his business and personal life.  It is a great feeling for my investor, for me, and surprisingly, the bank!
