Kathy and I want to thank you for selling our condo in Incline Village. There is no doubt that this property would not have sold at this price if you had not been proactive in all aspects of the sale. The number of things you did at all phases of the sale, from listing to showing to multiple offers, counters, inspections, clearing of deficiencies and on and on is mind boggling in retrospect. I honestly did not realize how hard you guys work to accomplish a sale. I suspect that not all agents work so hard.
As we all know, these are very difficult times for selling real estate, especially second homes. Buyers are all looking for bargains and foreclosures are hammering away at values. The seller with a well kept property, seeking fair value is at the mercy of an immense amount of negative market pressure. It is a rare agent that will take the initiative to educate potential buyers and their agents as to the true and unique value of any given property. You did just that a hundred times over until you found and educated a buyer who eventually "saw the light". In addition, this sale was complicated by "nervous" buyers, condominium issues and overly involved banks on both sides of the sale. Your steady guidance and your experience as an established realtor and long-time resident of Incline Village made it possible to navigate these issues (many of which could have killed the deal) smoothly and to a great conclusion.
