I am writing this as a thank you and recommendation of Ken Tracy as a real estate broker. 
Ken did the obvious homework and paperwork that I would expect all brokers to do.  But he also acted as a coach and calming force for me at an emotional time.
I recently did an impulsive thing with a home purchase before a sale of my existing house.  Probably not the way you would draw it up.  It was a difficult few months.  Before the process began, Ken let me know what I was getting into- he didn't discourage me from buying my dream home, but was very realistic with how long I might be on the hook for two mortgages. 
Once there was interest in my former home, he again outlined the situation much better than I saw it in my emotional state.  Everything worked out for the better and I now realize I might have played the hand different without some good advice from a professional that was more familiar with the situation than I was.
