I can do all the standard FHA, VA, Conv (Fannie or Freddie) Loans.  I am finding a big nitch with my 3% down conventional financing and 5% down no monthly mortgage insurance programs with unbelievable good rates.  We have access to a lender that will allow us to do a purchase after a short sale.
