KAREN MARGELOFSKY EARNS ACCREDITED STAGING PROFESSIONALTM DESIGNATION
The softening Real Estate market in New York is increasing homeowner demands for tools to help bring a profit in the sale of their homes. Home Staging has become one such tool. By properly cleaning, de-cluttering and preparing a house before it is listed on the market, homeowners have a better chance of selling their home at or above list price.
In a 2004-2006 study conducted by Stagedhomes.com, 300 homes that had spent an average of 163.7 days on the market, were Staged® by Accredited
Staging Professionals (ASPsTM) re-listed and sold in an average of 13.7 days.
Homes that were Staged® before being listed, sold in an average of 8.9 days. Of the same 300 homes, those that were Staged® after spending time on the market, had an average equity of $14,074. That's compared to homes that were Staged® prior to being listed, which saw a 5.8% increase for an average equity of $16,784. On average, Staged® homes sold 50% faster and for 6.9% more money than homes that are not Staged®.

Prior to joining Coldwell Banker Mulleady Inc. Realtors, Karen met the Wisconsin real estate broker licensing requirements and was successful in achieving her Certified Residential Specialist (CRS®), Graduate Realtor Institute (GRI®), and Certified Home Marketing Specialist (CHMS®) designations. Karen has eight years experience in residential, recreational, and commercial real estate sales. She was previously a top sales associate and Partner at Advantage Realty LLC in Antigo. Karen (Wanca) Margelofsky is a graduate of UW-Stevens Point with a Bachelor of Science degree in Accounting & Business Management. She was an active member of the Kiwanis Club, Woodland Lakes Board of Realtors, Casual Ladies Investment Club, Downtown Revitalization Committee, and City Planning Commission. She was a native of Antigo but now resides in Conover with her husband, Brian, and their two dogs. Brian is the new Activities Director at Northland Pines High School.

About Karen:
Karen Margelofsky (Wanca) was born and raised in Antigo, WI on her parents potato farm. She attended college at the University of Stevens Point and received her Bachelor of Science degree in Managerial Accounting and Business Management with an emphasis in Marketing. After graduation she worked in the accounting department at Sentry Insurance headquarters in Stevens Point. After a few years she moved to Appleton and worked as the Accounts Manager with Hartley Controls (division of Neenah Foundry). She spent a few years in Appleton and took night classes to receive her real estate license. In 1999 she moved back to Antigo and, along with her mother - Helen Wanca, they open their own real estate company called Advantage Realty LLC. They, along with 5-8 other agents, built the company to be number one in their market within the first year and still currently succeed in provided the best service in the area. In April of 2007, Karen married Brian Margelofsky. In July 2007 Brian received a job offer to become the Activities/Athletic Director at Northland Pines School District in Eagle River, WI. They since have bought a home in Conover and moved to the area which they have had the pleasure of visiting over the years.
In her spare time, Karen and Brian enjoy working/playing with their dogs. Beau (Yellow Lab) enjoys to go for long walks, cross country skiing or dive off the dock into the lake. Savanna (English Springer Spaniel) loves to hunt in the woods, run during bike rides, swim at the lakes, or just relax in the sun. Brian and Karen enjoy hunting, fishing, biking, snowmobiling, and many other outdoor activities. Karen likes to be involved in her community, attend sporting & community events, painting, drawing, reading and relaxing.
