Specialties
Stucco - Stucco failures are a big problem in Utah. I am one of the three most knowledgeable stucco inspector is Uah.
Stucco can look good and the wood can be rotten behind the stucco. Stucco can be all stained and cracked and the wood behind is solid. My stucco inspections include a visual inspection of the stucco application; the use of an InfraRed camera to "X-ray" the building to find rotten wood; and then twin 1/8" probes. The probing will determine the moisture content of the wood, whethe the wood is solid, rotten or rotting. You receive a writted report including recomendations and costing information.
Radon - Radon is the second leading cause of lung canser, second only to smoking. The EPA acton level for radon is 4.0 and the Utah average is 4.7! About one-third of the houses have radon levels above 4.0. If the radon levels are above 4.0, the levels can be reduced to below 4 for the approximate costs of replacing a furnace $1,400 to $2,000. In addition to property inspections, I run Abodee Radon Mitigation, the most respected radon mitigator in the Intermountain Region. Mold - The problem with mold is that it is an allergen. Some people are allergic to cats; and other people have several cats. The same applies to mold. Futhermore there are not industry standards as to want levels of mold have to be fixed.
The problem with mold is the water or moisture source. If you eliminate the mold but not the source, the mold will come back. I am a University of Utah, Rocky Mountain Center for Occupational and Environmental Health (RMCOEH) mold testing and mitigation certificate holder.
InfraRed and Thermal Imaging - Thermal imaging technology is a tool used to evaluate residential and commercial structures. As a non-invasive testing tool it can quickly help discern where there are suspected issues. This technology can help to limit the areas where intrusive evaluation and forensic investigation is warranted.
In the picture above the greens shows cooler temperatures (and rotten wood). The picture on the right shows the moisture probes that have penetrated the rotten wood. The repairs to this house were $45,000.
Thermal Imaging is a valuable tool but it is not xray vision, silver bullet, risk elimination or moisture meter.
X-ray Vision It is not X-ray vision scope. It does not provide the user with an immediate Superman S on their chest with the ability to clearly see inside walls. Instead, it identifies thermal differences.
Silver Bullet The infrared thermal imaging camera is not a silver bullet solution., It is used in forensic investigations can help identify issues of problems with a building structure.
Risk Management The infrared thermal imaging camera does not completely remove the risks of concealed damage.
Moisture Meter The infrared thermal imaging camera is not a moisture meter. It simply identifies thermal anomalies that can be equated to moisture problems. It enhances in identifying areas that need further investigation.
Expert Witness - With my depth of knowledge and experience, I have served as an expert witness in areas of: poor building construction, poor home inspections, and stucco installation and failure.
203-K Consultant
The 203-K loan is for rehabing, remodeling or putting on additions to a house. What is unique is that it combines the primary mortgage and the additional work into a single loan. There are two flavors for these loans. In either case the work must be completed in six months. 203-K Streamline The maximum improvement amount is $35,000; there can be no structural changes to the house; and there are only 2 draws. 203-k The minumum amount for this loan is $5,000; and there can be up to 5 draws.
