Final Trac, LLC is a Release/Discharge Tracking Company. Release Tracking is our sole business, unlike most title insurance companies who may offer a similar product and track how many title insurance policies you send to them versus other insurance companies by how many release orders you send them. Since tracking releases is our only business, we don't care who you use to issue your title insurance, we track releases . . . NOT your business!
By using Final Trac, your lawfirm, settlement agency or escrow agency will be able to close your real estate transaction file immediately after closing. Once the release of lien/mortgage is directed to Final Trac on your payoff letter, our office will verify that the release is correctly done and record the release in the proper land records. Final Trac then has the fully recorded release returned to our office and upload on our website via a PDF to allow your company to not only verify that the release has been recorded, but also allows you to print the fully recorded release right from your computer. The cost for our release tracking is paid directly by the borrower on the HUD-1 Settlement Statement so there is not additional cost to you for this service. Not only working in law firms as a real estate paralegal in Connecticut, but also working in the Title Insurance Industry as an Agency Account Manager for 8 years.
