I work heavily with buyers - about 70-80% of my clients are buyers. This enables me to be a much more effective Sales agent as well. I know what buyers are looking for and what they will pay for it, thus having the ability to effectively market and price homes I list. I also do very heavy internet advertisingfor the properties I sell, since 90% all buyers start their home search on the internet. I have internet based programs for both buyers and sellers to communicate with me and to see what is actually happening in the real estate market where they are or want to be.
Many of my buyers are first time buyers. I take the time needed for each client to fully understand the process, feel comfortable with the process and with me so that we ultimately find their perfect home. I don't expect first time buyers to know what they want and I am very careful to help them find the home that fits their needs AND THEIR BUDGET! I do not believe in putting people into homes that are above their comfort level. I do not Sell houses, I help buyers find their HOME.
In addition to first time buyers, many of my buyer clients are Relocating to CT. Whether by choice or by job change, they are coming to a new area and need to find a place to fit in and call home. I help my relocating clients get the true feel of each of the communities and match their wants to the town that is the best fit. Then we find a house they can call home. I am available after the sale to assist in acclimating the client to the community they have chosen.
I am also a Senior Real Estate Specialist. Helping the seniors find the homes for the next phase of their life and helping them through the difficult time of parting with the home they have loved so long and detaching and making it a home some other person will love and care for. I also work with the senior's family and have done my own mother's probate so I can relate to the difficulties the adult child feels.
For those sellers who need to sell but owe more than the home is worth, I work with a preforeclosure/shortsale team. This prevents homes from actually foreclosing, thus keeping the homeowner's credit fairly well intact, but also relieves the stress of worrying about losing your home. For those of you in that situation, I have good working knowledge of the process and will walk you through it. It isn't easy but it isn't as overwhelming as one might expect. IT cannot be done in every case, but most cases we can resolve.
