Who is Shane Milne?

I am a loan officer based in Orange County, CA, and have been doing mortgages since beginning of 2002.   Started out primarily doing mortgages in the Western U.S. but gradually have expanded to where I can say I've done a loan in nearly every state in the U.S, and over half of my business is still out of state business.  I work for a bank which has a Federal Charter which enables me to do loans in all states (except Montana at this point).

Outside of real estate & mortgages, I spend my time on my wife Vivian, vacations, restaurants (from the local hole in the wall to 5 star), wine & beer, my cats, rooting for the LA Lakers, SF & NY Giants, a little World of Warcraft & Call of Duty online gaming (OK, more than a little), & going deep sea fishing when I get the chance.

What does he specialize in?

My speciality is in purchase money mortgages and helping the first time homebuyer navigate their way through the mortgage approval process, from the initial conversation of discussing their concerns and goals to making sure they are bringing proper photo ID to the closing.  All pre-approvals I issue are very thorough and I've never had a pre-approved client later come back denied for something wrong with credit, income or assets.  I pride myself on my communication skills, carry my email in my pocket and am available evenings and weekends.

Of my current volume, over 70% is purchase FHA loans, the remaining 30% is split evenly between VA, USDA & Conventional.

The signing process was a little anti-climactic, but afterward, when we walked into our house it was pretty amazing.  My wife and I would like to thank you for all the work you put into helping us get to this point.  I know you are just doing your job, but I don't think every mortgage broker would have made us feel such at ease and like we truly mattered.  So, for all the attention, time and endless e-mails of reassurance... We cannot thank you enough.

Just wanted to thank you for your tremendous help with the refi. Going from 7.5% to 5.5% and saving $230/month is great.   The mortgage lingo/industry is so complex yet thanks to you I now have a better understanding of the process.   I will definitely refer people to you in the future. 

We closed last Friday! The most stressful part of the closing was trying to get to the title company on time because of the traffic jam from Notre Dame & Michigan game!

The closing went smoothly - nothing came as a surprise as Shane has explained the details about the loan ahead of time. He was also was quick responding to question & really was on top of everything through the whole process. I think looking back, the more stressful part was trying to find the house!

We recommend Shane to anybody who is trying to get mortgage. He explains the different options of loans (since initially we wanted to build a new house) & all the possible caveats for different options for us - it was really a learning experience for us. We finally went with FHA.

I have been a limited poster and a great big lurker. ... Also thanks to this board and the encouragement of Shane I was able to finally get up the courage to finally apply for a housing loan.

For those of you that think there is no hope there definitely is. I am living proof. For any of you that think that you have to use a broker in your area, think again.

I remember when I told my husband that I wanted to use a broker off of this forum. He was very skeptical. He didn't understand why I would want to use a stranger that lives in California when we live in Iowa. What he didn't understand was that anyone we would have used here would have been a stranger too. At least on these boards you can hear about the good experiences people have had and you can read the great advice that they give.

I want to thank Shane for helping make a dream come true for us. It went so very smoothly. Shane knew what was happening every step of the way and kept us informed by phone or emails. He always responded quickly to any questions that we had. So, don't hesitate to contact Shane.

Short Version- Thank you Shane! You are awesome! FHA to purchase an REO Forclosure: 3% down - 44% Housing debt ratio- 55% total DTI. Gift funds from friend outside of family. Approved and Closed! On Time! (Note: ratios are high due to not being able to use wife's income for loan. These are not our real DTI's, just what was used on the loan application.) I can't say enough good things about Shane and wholeheartedly recommend him to anyone looking to get a mortgage.

Long version below-

My wife and I closed on our first home today. A big thanks to all the folks here at the boards for all the advice they have freely given, particularly Shane. Although I've not been much of a message poster, I've usually been able to find the answers to any of the questions I've had buried somewhere here in these forums.

After realizing, about six months ago, that home prices were reaching affordable levels, I started my internet search for my credit rating. Unfortunately, my first stops were at the credit bureaus, and I wasted a bit of cash on their useless Fako scores. I then discovered the Fico forums, learned the mistake I and so many others have made (duped) about purchasing Fakos. I had around a 650 mid score when I first pulled my fico scores. I wasn't ready to buy yet, as I had just entered into savings mode, but regularly read the forums about what to do to improve my credit scores.

As my fico scores rose and my savings account fattened, I began spending more of my time reading about Home Loans. I found that a lot of the questions I had were answered by Shane (using search) and I found myself looking and reading almost any post he had made a reply. When it came time to apply for a loan, I had fully intended on going with my Mothers Mortgage broker, but then I came across a post on the forums praising Shane and thanking him for his help in getting them in a new home. I thought to myself, why not use Shane? I couldn't really think of any reason not to, and realized I had already built up a great deal of trust in him from his message board posts. So, I contacted Shane, and I must say it was the absolute best decision I made in the entire home buying process.

Here's the breakdown. We decided to go FHA as we did not have enough cash to put down a 10% + down payment. My wife's income was not going to be allowed because she had not worked in the same industry for two years. So, we had to go solely off of my income or wait another year. This wasn't really a good option for us. I contacted Shane, and he said he could find the ceiling at which I'd be approved. That ceiling was 44% house payment with a total dti at 55%. I could not go any higher or I would not be approved. We also had gift funds coming from my wife's God Father, who is not a direct relative. This was a potential sticking point that Shane helped us navigate around.

While we had put offers on a number of homes that would have put us a bit below 44% dti, in the end, we were always outbid. Although a little frustrated, a home came up that my wife and I both liked (more than the ones we were outbid on) and we bid the maximum amount that we were approved at. Now we were on the edge. 44% DTI as long as interest rates remained the same. Interest rates jumped up, then headed back down, so we floated a bit. Then the CPI numbers came out, much worse than expected, and interest rates started climbing fast. Shane was able to lock us in before they got too high, and took a hit to his margin so that we could still be approved for the loan. I can't tell you how much we appreciated this. I don't know how many mortgage brokers out there today would take a hit so that a client wouldn't lose their loan. We had a few ice bergs pop up here and there that could have sunk the loan, but Shane, being the amazing captain that he is, navigated us through them beautifully. He must work close to 16 hours a day, as I'd get emails from him sometimes at 7am and other times well after 2am. We've had email conversations back and forth around midnight on a number of occasions. If he's not going to be available, even for just a few hours, he lets you know (like whenever the Lakers played). He explains the process and let's you know every step and detail as the loan is being processed. Really, he is amazing at what he does. Although I've never offered any advice to anyone on these forums, mainly due to so many others knowing much more than me, I can offer what I feel is the best advice I can give anyone considering purchasing a home. Contact Shane. You won't be disappointed.

I have been a member of the boards for over two years, first on the credit forum and, after I got my credit repair off the ground, on the mortgage forum where I met Shane and many others.

Even tho' none of the professionals had any idea if I would ever be a client, they were always willing and able to give me the benefit of their experience and opinions regarding my best road to home ownership.

I started working with Shane mainly because he actually resides in Southern CA where I hoped to purchase a home. He was with me every step of the way and.....we close on Monday (actually I have signed all the papes and given the escrow company my check...but the "official" funding on my FHA loan will not take place until Monday.

Shane was so fabulous -morning, noon, nightime, weekends, etc. - he was there....but I think the most impressive comment about his ability came from my realtor and the escrow agent....my realtor has been in the business over 25 years and said that she has never seen such great communication and follow up...and the escrow officer told me that my FHA loan was the first one she had seen close on time!!! Totally due to Shane and his knowledge and professionalism.

I know I have gone on and on, but I wanted to let everyone know my good news and, most especially, let everyone know that Shane is absolutely great - you would not go wrong have him as your mortgage broker!!!

After so many months with all the up and downs I finally closed on my house today yippy. This would not have happend without Shanes help. After everybody turned me down just because I have been at my current job for 6 month's and had 1 year of not working but Shane made it happen and I owe him a BIG WET KISS lol. Best part is I didnt have to pay anything out of pocket since seller agreed to pay all closing costs and with the Ameridream. So you guy's out there don't give up hope it can happen. Well Folks, the time is here to say Thanks and goodbye to all. I came here after going through a medical/job loss BK in 05. What I have learned here can't be taught in schools nor can it be learned by sitting still and letting time pass you by.

A few years ago, I watched my wife beat cancer. As the medical bills piled sky high, I never thought that the day would come where we could even think about buying our first home.

Last week we closed, and today as I write this from our brand new living room, the feelings I have can't be put into words. We have gone from the ultimate in lows (BK) to the ultimate in highs (First Home) in the span of just under three years. Thanks to Shane.

Shane does the mortgage industry proud. I can't recommend him enough to any folks considering a home purchase. Not only did I find a great mortgage broker, but I found a person I would consider a friend. He is that good.

With that, I say so long and thanks. I'll stop by a little less frequently but will be happy to answer any questions regarding working with Shane as well as what we went through in reaching our goal.

I wanted to thank Shane for doing such a great job in helping us through the whole mortgage process. Shane was always very clear, detailed and made sure we always understood where we were in every step of the mortgage process. If anybody is considering a Mortgage Broker and have not found the person you feel comfortable with.... You need to contact Shane.

I first started my process reading this forum about 3 months ago. Shane answered a few questions for me via this board at that time. I was also speaking with a broker from 2 other companies (we will leave them nameless), that I just did not feel comfortable with. I realized one day reading the forum that I should ask Shane if he does loans in my state. After speaking with Shane it turns out that he does loans in just about every state... Needless to say, I starting working with Shane and the rest ended up in a terrific home and super smooth closing. If your looking for somebody that has more insight then just about any other broker out there, you need to speak with Shane. Not only was it a great experience but I learned more than I thought I would regarding this industry.

With our BK7 2 years old 11/07 we had been waiting for the right time to refi our home. Our adjustable loan was with Countrywide with fha insurance every month for the last 15 years. Tired of the adjustable rate on the 1st and having a 2nd loan with BOA we wanted to refi into one new fixed loan.
Never was really sure about working with someone whom we never seen in person. Only had contact on line and on the phone. We went to work on our refi with Shane. All our many many question for Shane he answered them all and took extra time to explain things in detail to us. Sent out all our paperwork to him to go over our numbers. He went thru each step with us and told us exactly what would happen during the whole process. I was sure that we would have many problems. When a few unexpected things did pop up Shane helped us get thru them. I have waited on posting my thank you in waiting to see if we would truly get everything closed out. Everything is DONE and we are all set up with our new loan. We are still so surprised and very thankful that Shane was able to help us with our refi.

I talked to Shane on the phone yesterday for about an hour and a half after a month of back and forth emails (you know who this is shane!). He was VERY helpful. I tried my best to explain my situation, and he went into great detail to explain and mitigate every one of my concerns. Luckily for me he is also local to me, so I might hang out at a sbux or somthing with him at some point, but he seems to be the man with the plan!

I met Shane through this board and AoC about 4 years ago, and he totally came through for me in February 2005 with my home purchase. He got the loan done when 3 other brokers had failed and I was in the middle of the transaction. I've stayed in touch with him over the years and he's helped everyone I've sent his way, including a very close friend of my who was on the verge of foreclosure. I just can't say enough good things about him, but when I see that people are still thanking him like this 4 years later only confirms what I've thought for a long time. Now if he could just make the price of my house go back up

After months of dealing with my mortgage refi mess and credit repair, I am happy to say we finally closed!

Faced with an ARM that adjusted to 12% and only promised to get higher, and mid credit scores in the 500's, my only option was a sub-prime FHA with a rather unscrupulous lender. I had actually been quite pleased with a 7.5% 2-point rate until the pros here were kind enough to open my eyes and give me tons of advice and feedback.

Shane Milne found a lender that was able to offer me a lower rate with an EAIII approval, and a rate-lowering program if I paid the loan on time for 2 years. In the drama that IS my life, the lender went out business in between my signing and funding, and Shane was already all over it when we got the news. He not only found another lender that could offer me the same program in an A-minus market that was tightening by the minute, but was able to get me a conforming loan fully approved at 6% for 30 years fixed and only 1 1/2 points! Shane endured countless frantic phone calls and emails from me, and was nothing but professional and patient all the way through to the end. He was thorough, and always followed up with what he said he'd do. He even called me while on his HONEYMOON! That's dedication! I would do business with him in a heartbeat, even if he does think I have a Jersey accent.

I would also like to thank all the folks in the credit forum (this sounds like an Emmy acceptance speech)-If you are not looking for a mortgage immediately, and are in an iffy credit situation, the pros and members that hang out over in credit have tons of helpful info on improving credit that can literally make the difference of hundreds of $$ a month in mortgage payments. The difference alone between my EAIII and approve/accept saved me $250-300 a month!

Here is another kudo for that awesome broker Shane. With his help, I closed on my new house on 4/30/07. I would have posted this a little sooner except I am still trying to move the boxes from the garage into the house!

Shane guided me through what seemed to be the smoothest loan process. I found myself calling/emailing him every other day just waiting for the bottom to fall out, but with each call, he reassured me that everything was going fine.

He even answered his phone when I called him at 7am during my closing! (Please apologize to your SO for that one for me.)

If you're in the market for a loan, Shane should definitely be considered. It was such a relief to have someone who kept open lines of communication at all times during the process.

I am in the process of, hopefully, closing a deal. Whether it happens or not, I just feel like I need to take a moment to sing the praises of someone in the mortgage business that really goes the extra mile.

He is Shane. I discovered him through this board. He was recommended by another professional that posts here. From the very beginning, Shane bent over backward to ensure that I understood all of the implications, as best as a layperson could, of applying for a real estate loan. I would email him a question, maybe consisting of a sentence or two, and he would write me back three pages of explanation, complete with spreadsheet snapshots. I would get all paranoid about all sorts of things, and instead of becoming indignant, which is natural, actually, he would take a deep breath and provide whatever assurances, within truthful parameters, I needed. If I asked a gazillion questions per day, he would provide a gazillion answers. Instead of paraphrasing what an underwriter said to him about my file, he would provide further assurances by forwarding comments from the underwriter directly to me.

Now, there are a lot of sharks out there. I know this because I am a legal professional. But I am also someone who had to rehabilitate myself after some major financial setbacks, which makes me vulnerable because I want what the rest of you want, a home to call mine. I've found that, when you are with hat in hand, finding someone like Shane, who is willing to give you the straight talk, quite rare. It's almost like he's there 24/7 - well not quite but...

I would recommend him to anyone without qualification.

My wife and I closed on our first home today! Just got back from cleaning up a bit at our new house before we move in tomorrow.

We obtained a 80/20 combo loan through Shane. He was a huge help throughout the whole process. Just checking back on my emails here, I noticed that we've been communicating since 12/13/05 -- he always took the same amount of time and detail to his emails/phone calls as he does on this forum. Very thorough, organized and he knows his loans!

Well, we FINALLY CLOSED TODAY!! We've been at this since April and I really still can't believe it's done!

I'd like to give a really big thanks to Shane. Although I did not use him as my broker, I did contact him by e-mail and asked NUMEROUS questions. Back in April when this really seemed like the impossible, I ran my scenario by him and what I was being told by a local broker. He took the time and had the patience to explain questions I had in extreme detail. Knowing I was using another broker, he still took the time out to give detailed explanations and "advice." I was extremely impressed by his knowledge and grateful for his willingness to share his time with me!

I think we're all extremely lucky here at credit boards to have so many knowledgeable mortgage pros take time out of their days to give all that ask that extra layer of "confidence" in this extremely confusing/scary process.

Thanks to Shane I was approved for 140k today and will be closing on or about 2/16. Started with terrible scores and still have a long way to go but this is a heck of a milestone.

I'd like to take a moment to publicly thank you. I am fortunate to have a home I love, but I had some issues that I couldn't figure out how to take care of on my own. He selflessly jumped in, and walked me through my issues and even spent his personal time making phone calls on my behalf. He is a tremendous individual, and I just wanted him to know personally how much I appreciate the help. I still haven't got the answer to my question from the bank, Shane, but I will get it!

You could not ask for a more honest and hard working mortgage broker. This is not to say that the other brokers on this board wouldn't fit this category because I'm sure they do. I'm just relating my experience with Shane and with that my story goes something like this:


Started off with some clown at Wells Fargo who swore up and down he could get us financed, even with a discharged Chap. 7. No dice, because they wanted 10% down and that was accompanied with a cruddy interest rate. Then I started looking around the net and found this site. Contacted a broker on here, a real nice a knowledgeable fellow. We worked together for about a week and then he disappeared POOF! So I ventured over to another site and contacted yet another broker, that would be number 3 for anyone playing along at home. Again, this fellow was a nice guy, very knowledgably and I trusted him. So we start the ball rolling and I get the GFE with the stated rates and what not and everything looked pretty good. But I wanted to be EXTRA certain that I was getting a fair deal, meaning that I was getting a decent rate and the broker was making a bit too. So I contacted Shane just to get his opinion on my GFE. I supplied him with all the pertinent background info so he could look at everything that the other broker had. He reviews my case and says it looks a little bit high, meaning the rate in comparison with my credit scores. Now here�s the good part; instead of trying to take away business from the other broker he suggest that I contact him and inform him of the rates that I should be getting. At no time did he say "I can do much better than the other guy" or anything of the sort. Armed with the information from Shane I contacted the broker and showed him that rates I thought I should be getting. The broker comes back and says "are these rates for conforming?". Then and there I knew I was with the wrong broker. I then contacted Shane and asked him if he wanted to handle my deal. He first wanted to know if I tried to make things right with the other broker and I told him yes. Once Shane took on my loan I knew that he was an honest person that would give me the best possible deal while still being able to make some money himself.

Shane handled our loan like a champ and throughout the entire process he kept me informed of everything step by step. There were no last minute rate hikes, no last minute junk fees. Everything went exactly as it was presented to me. Shane even went above and beyond the call of duty a few times in keeping the deal on track. He kept me better informed then my own Realtor. We were scheduled to close on Aug. 31 but the loan underwriter kind of changed a few rules that caused just a little hiccup, but Shane stayed on top of everything right down to the last minute.

So thank you Shane, and thanks also goes out to the other mortgage professionals on this site that provide solid and valuable information.
