I recently helped a young lady purchase her first home.  When I first met Sharon, she commented immediately that she didn't want to waste my time.  She didn't think she would be qualified to buy a home.  We visited on the phone together and we discussed her income sources, her debts and the cash she "didn't" have available.  She could easily afford her rent, but she didn't have a strong pattern for savings.
