Sellers Home Valuation

Sellers I will consult with you on how to get the home sold including:

1)  Pick me and we will price the home to sell.  Don't pick an agent who will list the home for the highest possible price.   The highest list price is the way to not to sell the home. No, in this market buyers won't make offers. High prices get sellers ignored. Don't be insulted when I suggest the lower price.  I am trying to get the home sold and the quicker the better with falling values.

2)  Pay no attention what your neighbor has his home on the market for.  His home is not the same size or condition as yours.  

3)  Nice people are nice people and effective people are blunt.  I am blunt.  I am nice. When it comes to selling the home I am more blunt than nice. 

4)  Being a For Sale by Owner in a down market can be very quiet.  Agents have a sales capability those selling it themselves can't  equal.  Agents don't cost sellers money they make sellers money. 

5)  If you don't need or want to sell don't test the market.  Everyone will end-up unhappy. We are in a buyer's market.  The news will signal when it changes back to a sellers market. 

6)  More than 70% of people begin their real estate transaction on-line. Does your agent have a plan to showcase your home online? I do. 

7)  Any realistic marketing approach to getting the home sold must be able to effectively use sellers local listing service.  Mega listing services that allow agents from outside the local area to sell homes are on the rise.  What goes in the listing is vital to get San Francisco bay area agent to find interest in your home.

8)  Don't pick a friend to sell your house.  Real Estate is money which is emotional.  Keep you friends your friends. Pick an agent by time in the business and if they are full time. I am full time and have been doing this for 15 years.  

9)  What on-line shoppers look for is pictures.  It is important that the unique differences of your house be pointed out by a good virtual tour. The tour must be of quality.

10)  Make your home as attractive and empty as possible with flowers, paint etc.  Clean, light, bright and airy sells a home. 

11)  If you have no equity and your lender suggests that you consider a short-sale please contact an attorney and an accountant and discuss your rights under bankruptcy and the tax consequences of a short-sale. I help people with short-sales but I do not specialize in them because I think the agent and the bank benefit  more than the seller.   A small percentage of shortsale close because banks don't cooperate.

12) Remember that the current market is called a buyers market.  Willingness to pay closing costs or fix-up may benefit the bottom line of the seller more than just reducing price. Buyer like homes recently updated.

13)  Make the home easy to show.  Allow the agent to use a lock-box. 

14)  News papers were a smart way to advertise your home for sale in the 1920's and 30's when my great grandfather sold real estate.    The web is current selling technology.
