I am a real estate professional specializing in residential sales in Southwest Miami-Dade County, specifically the areas southwest of Miami Metrozoo, the Redland (live here, work here, love it) the Village of Palmetto Bay, Homestead, and beyond.  I keep up with today's technology and use it to market my clients' homes effectively. 

I custom-tailor a marketing plan for each of the homes I sell.  No cookie-cutter approach for me.  How do I market your home more effectively?  Here's a sampling of how I do that:

  • I place your home on the local Multiple Listing Service (MLS).
  • I post a sign in front of your home so folks know it's for sale.  This way they call me to set up appointments to see it and not ring your doorbell at the most inopportune times.
  • I take dozens of pictures of your home so we can really do some good marketing.  Did you ever see a listing online and only saw the exterior shot?  It makes people wonder how bad the interior is if they don't want to show it.
  • I create a virtual tour of your home so serious buyers will spend more time looking at your listing and not click ahead to the next one.  The majority of real estate agents in Miami Dade County do not offer virtual tours of their listings.  And the ones that do, may do so selectively for their most expensive listings only.  I offer virtual tours for all my listings, regardless of the listing price.  I create this tour with your help so we can highlight your home's best features and everyone can see what makes it special.  You can see a sample of one of my virtual tours by clicking here.
  • Have you visited Realtor.com lately?  Every single active listing in the United States is on there.  That's because Realtor.com is the consumer site of the National Association of Realtors.  But don't let anybody fool you.  Just because the listing is there doesn't mean the marketing is the same for all of them.  That's because Realtor.com, by default,  provides one picture for each listing and no more.  I pay extra so that my home sellers have the best marketing program on Realtor.com, which, by the way, is the most widely visited real estate website of all.  It holds the lion's share of consumer's attention who spend 82% of their online home shopping time on there.  Here's how my Realtor.com marketing differs from the standard:  Realtor.com allows agents who spend the extra money to post up to 25 pictures.  Not all properties can benefit from that many pictures, but I add as many as possible to my listings so that they are shown in their best light.  My listings all have customized descriptions so buyers can read all about what makes your property special and perfect for them.  My listings have my contact info there to make it easy to set up an appointment to view the home.  My listings can be emailed to friends and family or the significant other. 

 

I have more than 8 years experience buying and selling real estate in the area I service.  Trusting me with the sale of what could be your biggest asset is a responsibility I do not take lightly.  I am fully licensed as a real estate broker but choose to serve my customers as a Broker-Associate.  That means I have the education, experience and credentials to be a Broker but continue to sell real estate and serve the needs of my customers.
