As a prospective buyer, you may not be aware that seller agents do not represent you. At MBBA, we operate as YOUR exclusive buyer's agent, leaving no question as to whom we represent in a transaction. MBBA does not list properties for sale or represent sellers. You may encounter other agents who may be willing to act as your buyer's agent. However, if that agent or his or her office also lists properties for sale and represents sellers, there will undoubtedly be the potential for conflicts of interests. In Massachusetts, lawyers from the same law firm are ethically prohibited from representing both parties to a transaction. You may also not be aware that seller agents owe you almost no duties. Although the purchaser provides the funds to close a real estate transaction, they often complete their purchases without the benefit of any representation. The process begins when you contact us to let us know what type of property you are interested in. The attorney-agent will then send you information on available properties. MBBA is a member of the Multiple Listing Service, Property Information Network (MLS PIN). MLS PIN is the largest Multiple Listing Service in New England and one of the largest in the nation, with a database of over 64,000 properties for sale and more than one million off-market listings. As an exclusive buyer's agent, we can also show you properties such as those that are "For Sale by Owner", in addition to MLS listed properties.
Keep in mind, unlike other traditional real estate agencies where you might feel you are being "steered" towards a particular property, MBBA will only show properties YOU request to see. Remember, you are in control of the process. As a client of MBBA, we will be by your side every step of the way. We will search out and show you properties that meet your requirements, prepare and negotiate offers to purchase on your behalf, assist you with financing, appraisals, and home inspections. Additionally, your attorney-agent will handle the purchase and sale agreement negotiations, conduct a review of all closing documents and attend the closing with you. If need be, your attorney is experienced ready to resolve any potential issues that might otherwise disrupt, postpone or cancel your closing. MBBA will work diligently to ensure that your purchase transaction is as effortless as possible.
