Description
Buyer's Agent with Passion to match the right home with clients need. Knowing when too much work can hurt quality service and putting clients needs where they belong, at number one.

Why I am successful

Service, quality and putting client's needs over my time and paycheck is always number one. I take the time to provide buyers, who are relocating, with visual tours of prospective home properties. This saves them time by narrowing down searches for actual home candidates especially when time is limited. My relocation services includes travel booking, hotel and car rental and making my site a one-stop shop beyond the transaction.

Sellers appreciate my 5 listing guarantee where I do not bog myself down with listings that cannot be sold or drain my time when other Realtors either drop the ball or pass duties off to someone else. If I say I will be personally involved from start to finish, they know it's true. Too often the general complaint is the Agent stuck a sign in the yard, yada yada and they never see them again. Not me - Not the way I work.

Quality over Quantity - That's why you need to: Keep Maria in Mind.

Personally, I'm married to a third generation Coloradoan, which gives me bragging rights. We have season tickets to the Bronco's which have been held in his family since 1968. Though I am a California Native, having Bronco tickets with a 15 plus year waiting list hands me right of passage where most "Out of Staters" are not welcomed as warmly because we're intruding on the beauty of what Colorado provides and increasing mass populations. I say this in jest. There are however, people who strongly believe Californians are the reason for taxes, gas prices and body piercings.

I love Colorado but most of all, Fort Collins is my home. I'm passionate about quality of life opportunities and support local organizations such as the Rocky Mountain Raptor Program or www.RMRP.org and Crossroads Safehouse. I belong to the Fort Collins CHamber of Commerce, Home Builders Association and the e-Women's Network.

We attend the Foxes Baseball games and get to the ballpark every chance I get. I love the Rockies but will always support and cheer for the San Diego Padres. When they are in town, my husband wears the Rockies Jersey and I wear HIS old Padres Jersey. Shhh, I think that's a secret.

Why Am I different?

First Time home buyers benefit from my SHOP Certification or Sensible Housing Opportunity Partnership Ambassador designation. I have access to over 200 special funding programs through HUD, FHA, Fannie Mae, Freddie MAC, Larimer & Weld Counties, the Northern Colorado Cities cooperative and local banking / mortgage lenders. These programs are NOT limited to first time homebuyers or low income prospects. Most programs are set up to stack up to $24K of qualified program funds to apply towards down payments, closing costs or rehabilitation grants.

I understand the needs of relocating families. Having spent 15 plus years associated with the Air Force, being a California native, relocating to Northern Colorado myself, I am accustomed to getting uprooted and knowing what, where and how to coordinate a families needs. So much so that I received my certification in travel too. Visit: www.ReedTravel.info for your relocation trip or vacation needs.

"We found Maria while I was stationed in Iraq. The limited access to the Internet allowed me to assist my wife Laura, on Realtor.com. Maria's visual tour for a listing she had caught our eye. I telephoned her and explained I was retiring around March 2007, and was interested in relocating to the Windsor / Fort Collins area.

Not only did Maria provide us with the Home Buyers Scouting Report to access local listings, it was an additional resource Laura and I could relay comments for properties each of us saw and liked. Maria always asked Laura how she was and if there was anything more, she could do. Maria also thanked Laura for the sacrifices she recognized a military dependent was making.

We recently flew to Colorado and found a house, got pre-approved and wrote a contract for a new house. Not only is she knowledgeable in her field, she has a sense of humor and shares tidbits otherwise overlooked such as suggesting against a North Facing Driveway.

Being from California, we would not have known something as simple as that could be cumbersome later. She will be our Realtor for life.

"I was referred to Maria, by my CPA. He suggested I sell an income property I was holding on to but not renting it. Maria advised me on the market, what to expect, how she would market the listing and was sensitive to my concerns. She often sent letters showing me the number of "hits" from a web site and gave me updates regularly. When an offer came in, she met with me personally to explain the offer. I wanted to decline but she advised me that a counter-offer could be made and how to reasonably get a better price. I never felt overwhelmed, ignorant or that Maria was doing anything other than keeping my best interests to heart. I would use her again. ~ J.A., Greeley

"Maria was a patient of ours. After an appointment, I asked the routine question "Do you have any questions?" I was stunned when she replied, "Are you planning on buying or selling a house in the future?" In all my years of practice and having several other REALTORS® as patients, NO one ever asked me. As it turned out, Maria subscribed us to a search program she endorses and as we found the properties of interest, Maria would schedule showings and take us on tour. Both of us being doctors, it was not easy scheduling her time around our wacky hours. She was great to work with, made touring homes fun and offered colloquialisms for carpet dents, driveways, pipes and sunsets" ~ Dr.s' Michael Wallace & Keri Mounce

Our Aunt in Springfield, MO. referred Maria to us. As another Keller Williams Realtor, their intra-network connection allowed us the comfort of knowing our first-time home buying experience would be less stressful and hassle free because we had the support of more than one Realtor in our transaction. Maria enrolled us in the Home Buyer's Scouting Report, which helped us decide whether to go new or resale. After showing us almost 40 properties, we thought Maria would get upset when we decided to build new. She stayed with us, keeping us informed, walking through the process, taking pictures of different stages of construction and after ten months, we finally closed on our first home. Maria understood our needs, helped us identify long-term homeownership issues and kept us laughing when we were frustrated or stressed. ~ Brandon & Brooke Foos
