Kathleen is member in good-standing of the National Association of Realtors, Massachusetts Association of Realtors and the Greater Boston Real Estate Board. A Realtor designation is not required, but an optional choice for a real estate agent choosing to abide by a Code of Ethics.
Kathleen attends regular continuing education classes to stay current with local and national changes in the real estate market, new federal and local regulations and trends. Most recently Kathleen earned a certification as a Short Sale, Foreclosure and REO agent. No agent should ever call themselves an expert in this field as this world is ever-changing, but Kathleen has the knowledge and experience with these properties to guide you through the process of selling or buying a distressed property and completing all necessary documents so that the sale can be completed expeditiously. Kathleen also subscribes to weekly Real Estate publications to follow the market.
Marina Bay is a specialty area for Kathleen as a resident of the tight-knit community for the past 7 years, but she also services the surrounding communities of Milton, Braintree and South Boston and the coastal communities of Hingham, Hull and Cohasset although she can help you purchase a property anywhere in Massachusetts. Outside of Massachusetts, she can provide you a referral to a local office to any city out-of-state you are relocating to. Kathleen had sales of 1.2m in 2009 and 3.2m to date in 2010 along with many rentals.
For Sellers, Kathleen conducts Open Houses every weekend, a minimum of once a week, not bi-weekly or monthly like other agents, if offered at all. She will provide you with a Comparative Market Analysis report monthly or as often as the market changes in your neighborhood. She can also offer you assistance on what may need to be upgraded or touched up in your property to bring you top dollar and provide you with regular feedback from showings and Open Houses, both positive and negative.
For Buyers, not only can Kathleen help you to identify and negotiate the purchase of a property, but she has access to a network of professionals including mortgage brokers familiar with Marina Bay that can have you pre-approved for buying within a day and offer you assistance on selecting the best financing program, local attorneys who have completed transactions in Marina Bay and local insurance agents familiar with Marina Bay to help close the sale. Kathleen will provide you with regular market analysis reports, recent sales information and guidance in helping you purchase the property at the best value possible.
For both Sellers and Buyers, Kathleen's job does not end when an Offer is accepted or a Purchase & Sale Agreement is signed. Sometimes closing the sale is the most difficult part and she is able to close the sale by working directly with banks, insurance agents and attorneys to expedite any necessary information needed and she always attends Closings with both Sellers and Buyers. Kathleen will also provide you with recommendations for professionals and local information when you move in to your new property such as restaurants, supermarkets and banks.
For Renters, Kathleen will provide you with recent rental information and run a credit check for you for a small fee so you will know your credit history and FICO score up front that potential lessors will be reviewing. She will provide you with association rules and regulations, a list of utility companies and local businesses to aid you in your move.
Kathleen's Dad is a retired Real Estate Broker/Certified Appraiser who worked initially with Jack Lee Real Estate Waltham and later after Jack's untimely passing started his own real estate firm in Sudbury, MA; Bartley Faherty Real Estate. Kathleen worked as an assistant for her Dad, attending showings with him and preparing purchase documents and appraisal packages as her Dad was a one-finger typist and forms were in triplicate!
Kathleen also worked previously as Legal Secretary for Hill & Barlow in Boston preparing Closing Documents for their extremely busy Real Estate department, working nights and every weekend for Charlie Ames, a well-known top-producing Real Estate Attorney who always had a team of 8-10 assistants working with him 7 days a week to close major real estate deals.
Real Estate runs in the family as Kathleen's sister Joanne Mahoney worked for Looney & Grossman, a downtown Boston Real Estate Law Firm as a Paralegal. Her sister-in-law Ellen Faherty is a current real estate closing attorney for Percy, Tedeschi & Kilcline, Taunton, a law firm specializing in Real Estate and partner Tom Percy specializing in distressed properties also formerly of O'Neill & Young, Cambridge as a closing attorney for BayBank.
Kathleen was a Finance Major at Boston College with a minor in Irish studies.
I have been so happy living in Marina Bay since 2003. This was the closest I could get to living in California after moving back from Malibu with the added bonus of the City of Boston only 7 miles away. Marina Bay is truly a community. I love to walk on Wollaston Beach just 1/2 mile away all year round, nothing clears your mind like ocean air. My Dad was a Broker for many years and encouraged me to get my real estate license. I spent quite a while looking for the right office to work and I have been very happy being a part of Marina Bay Properties.
