Specializing in INVESTMENT REAL ESTATE and FIRST TIME HOMEBUYERS
Now is the PERFECT time to purchase investment real estate! Inventory is high. Prices are very low. Loan rates are at a 40-year low. Tens of thousands of dollars in equity can be earned immediately after closing documents are signed. If you are an Investor, great! I'm sure you have your eye on [early] retirement. However, are you maximizing your tax refund? Do you accelerate depreciation? Does your real estate investment property still measure up and pay off as much as it could? Or instead should you preform a §1031 tax deferred exchange and trade the home/s in for a more profitable one?
For those of you who have investments in other vehicles: You may have some equity in your home, or an IRA that you hope will last you through retirement, earning you a 5% return.* (Of coarse both of us know that this is taxed annually, if it's a traditional IRA.) You may have a Roth IRA that isn't taxed at all. Super! Good for you! I have a question for you though: Why settle for a measly 5% return* when you can get a 19% return*, plus a $2,760 tax shelter*, that can also shelter part or all of your regular taxable income from your job, and it will not be taxed at all? Use Your IRA to Invest in Real Estate. Take an equity loan and you can do the same thing. "That's impossible Matt!" Really, it isn't, and it makes you think, doesn't it?
- find and analyze a real estate rental property before you buy
- increase your tax refund
- how to maintain all of the benefits of owning rental property (income / cash flow, principal reduction, tax shelter created by depreciation, appreciation.)
- compare your present rental property and tell you if it's time to trade up
- successfully take advantage of a §1031 tax deferred exchange so you will be able to move 100% of your equity and defer taxes indefinitely.

What others say about their homes, real estate & MATT
"I am recommending Mr. Matthew because of the excellent job he did for my family and I in the years of 2005 and 2007. He helped us to buy a new house in Lawrence, KS. He made our move to Lawrence easy and interesting because we moved straight to our new house. My family and I enjoyed the house he helped us to buy and the neighborhood where this house was located. We didn't have any experience with the Lawrence city but through his guidance we found ourselves moving into the location we loved most.

Mr. Matthew is a very honest person and he does what he says. Since we were first the buyer we didn't have an idea about buying a house. He walked us through all the processes and he connected us to the bank where we got a mortgage loan. It is our belief that he is not only a realtor but also a very caring person with full of knowledge about buying and selling houses. He is very dedicated and committed to get a job done. Hiring him to help us to locate a house was a blessed thing that we enjoyed. During house hunting period, he was not only open to our interests and preferences related to the type of the house we wanted most, but also he was ready to help us to realize choices that could have ended in us buying an expensive home or a home that could have cost us a lot money in doing some renovations. We ended at buying a six year old house that didn't need any renovation.
After one year of owning that house something happened in my family that caused us to move from Lawrence. We approached him again and asked if he could help us to sell our house, while we were aware that at that time the housing market was deteriorating. He agreed to help us to look for a buyer. He tried his best and we got someone to buy the house. This was a blessing because as I have said housing market was down but he managed to locate someone to buy our house after he did intensive advertisements and open houses.
Mathew is capable of handling challenges. His realtor job is very demanding but he impressed me with the way that he did all of the work I asked him to do that led us to own a house. He advised us and we successfully applied those advices in different situations. I think being able to handle challenges while working hard made him prioritize challenges he faced while trying to overcome them. My beliefs are that being able to handle challenges is the road to respond to stress. I was not surprised seeing Mr. Matthew helping us to achieve what we wanted to achieve. Frankly speaking, I haven't seen Matthew stressful. He normally says this phrase ‘It will be fine; don't worry about it'. He seems well responsive to stress, which is one of the good qualities for any realtor.
Finally, I would highly recommend Mr. Matthew as an outstanding realtor who is well capable of making smooth house hunting, buying and selling processes. I truly believe that Matthew is well suited and is an excellent and worthy realtor. I therefore, recommend him to you without any hesitation. He is extremely motivated and diligent in all aspects house buying and selling. He is an asset to any person who is looking forward to buy or sell a house. It is my hope that this information helps in your assessment of Mr. Matthew's professional competence and personality."
