The Time to Buy Real Estate is NOW!

Tired of the stock market? Is your IRA taking a beating?   This is the time to buy real estate. Prices are down,  developers are offering discounts, even Donald Trump is saying ...BUY NOW!. You can even buy Real Estae in your IRA without penalties.

History tells is that every major downturn is followed by 10 years of of incredible growth. Forget the market, forget your stock annuiy and join thousands that are finding out how to invest in your own REAL ESTATE ANNUITY.

The definition of an annuity is:  A type of investment that guarantees payments of specific amounts at specific times. An annuity can be taking a fixed monthly amount of money and depositing it into a long term savings program.

Many people take a certain amount of money each month out of their paycheck and have it deposited into their stock brokerage savings account. Once there is enough money in the account, the stock executive buys some stock for their portfolio. Sometimes the money just goes into a mutual fund. This is basically an annuity or can be called a forced savings plan.

One option many people don't consider is a Real Estate Annuity. Buy a piece of property. Leverage your investment with a mortgage and the monthly payments would be considered your annuity program. By leveraging your cash in Real Estate, you can control 10 times the amount invested. Try that with your stocks!

One of the best ways to start a Real Estate Annuity is to... Buy Land. Land Investing is one of the cornerstones of many wealthy individuals. We all have the story about the land we ‘'could have'' bought. Some of us were fortunate enough to ‘'have bought'' some land. Who could have projected the phenomenal appreciation and demand of these properties? Investing in land creates no income, but it seems to appreciate at a greater percentage rate than house/ lot properties. Even though the average house appreciates at 5%, the average home site appreciates 10 to 25%.

Land is a long term investment, usually over 3 years. The difference is that because we can leverage land, it will usually out perform the stock market for return on investment.

A Land Investment doesn't have to be in your home town. It is just like stock, you don't have to move to Redmond, Washington to invest in Microsoft. The key is to find a solid piece of land, in a high growth, high appreciating area and buy it.

Will Rogers said, The secret to making money in Real Estate is simple: Find out where everyone is going, get there first, and buy as much property as you can. Then sell it to the masses when they arrive. The key is GET THERE FIRST. We all wish we would have bought the piece of land, next door to our house, 10 years ago. Imagine what you could do with that money today, put a child through college, put an addition on your house or purchase a second home.

As always, Location, Location and Timing are the key elements to a good real estate investment. Today the hot spots are on the water or in the mountains, but they still need to be near a city to give the location good accessibility. We already know about investing on the waterfront. Waterfront properties appreciated like crazy a few years ago when the timing was right. Today, the prices have corrected, but still have left huge profits for the investors who caught the right timing in the ideal location. Many waterfront properties are out of reach for the average investor. That leaves us with the other investment choice....The Mountains.

The demand for mountain property over the last five years in the North Georgia and North Carolina Mountain ranges have increased at a record pace. Tourists and Second home buyers are looking for a getaway that is close to major metropolitan areas and offers the beauty and tranquility of the mountains, along with easy access and security. Being only 1.5 hours away from major cities like Atlanta and Greenville, the Southern Blue Ridge Mountains are the ideal place to invest money today. I am sure you have heard of the developments of Highlands and Cashiers, in North Carolina. They have had substantial increases in home and home site pricing. So substantial, that today only the wealthy can afford them. These investments are out of reach for the average investor. You need to find the next Highlands. We have found it; The Kingwood Golf Club and Resort in the mountains of  Clayton, Georgia.

The ultimate goal of a land investment is to turn into a rental mountain chalet. Once the land increases enough to cover the down payment, build a cabin or chalet with no extra cash out of pocket. Then rent the property out when you are not using it. Let the tenants do what they have been put on earth to do..... Help pay off your mortgage!

Blue Ridge Properies of Clayton = years of experience

Our company has been helping investors with land investments and second homes for over 24 years. We specialize in finding the best properties with in- place amenities, for the best prices. Many people buy promises and end up with an unfinished development. Others buy a great deal in the woods, only to find it willcost them close to $100,000 to put in a well, septic and site prep. Kingwood Resort is finished; Golf course..in,   Health Spa...in,   water, sewer, paved roads, utilities...in, no risk just rewards.

we feel that in the next 5 years, current golf course communities in the mountains are going to explode with demand. WHY? At $5 per gallon, its unaffordable for any new course to be build, creating a shortage. Secondly, every 8 seconds an American turn 60 years old, which is creating a huge demand for 2nd homes and retirement homes in the mountains. What about Florida? Last year more people left Florida than arrived. Hurricanes, high property taxes and high property insurance has people thinking twice about Florida. Most are moving into the Blue ridge mountains.

With all this demand and limited supply, Golf course communities are going to see great jumps in values in the 5 to 10 year term. If you're thinking of retiring in the mountains in 5-10 years, buy your lot now before its unaffordable. If youre looking for a solid long term investment, dump some of those dog stocks and buy some discounted real estate. Now is the time to buy.

Testimonials from our Happy Customers

Kingwood Testimonials

My whole experience with Mountain Resort Properties and my visit to Kingwood Resort was excellent.  We visited all of Mountain Resort Properties and our experience was delightful from the day we first walked into the visitors center.  We then went over to Kingwood and fell in love with the property and the golf course.  There was no pressure from anyone and we decided on our own to purchase lot 2 in Kingwood.  Marcus was very helpful and took all the time we needed.  In fact he drove us by all the lots 3 or  4 times before we finally decided on the lot we wanted to purchase.  He showed us all the lots, and answered all of our questions.  The mountains are so beautiful and the resort is very easy to get to from Atlanta.  We found the financing process simple and easy to do by mail.  We bought lot 2 because it would enable us to build the type of house we wanted to build, and it had good views and was close to the golf course.  And last but not least we found Marcus Cutrone our tour guide to be one of the best we met on our visit.  I read somewhere that Kingwood golf course has the best greens of any golf course in Georgia.  If you are a golfer I highly recommend Kingwood.

I am writing this note to let you know that we had a wonderful time touring the Kingwood property with you and we very much appreciated your helpful insight in arriving at the right purchase for our needs. I was pleased with the no pressure to buy approach of the associates in general and the awesome Kingwood property and there many amenities i.e. Golf course, spa and the overall layout and services offered to the owners. I was amazed at how easy the access to our property was and that all the half acres have paved roads and underground utilities to a include fire hydrant just on the outside of my lot. I purchased lot 158 which is a large corner that backs-up to the National Forest that borders the Overlook Kingwood facility. The ease of finding financing using the company's referral list in Georgia was a definite deal maker and the overall experience one which I would recommend to anyone interested in this beautiful mountain facility. Thank you for your attention to our needs during the trip.

I own 2 lots at Kingwood, lot GG101 in between two fairways on the golf course and lot 57 which overlooks a waterfall in Kingwood Overlook.  Both are terrific lots in a wonderful resort community.  I can sincerely say that all of my experiences with Mark, with Kingwood, and the Mountain Resort Properties have all been extremely positive.  I came to the resort as a sceptic, expecting high pressure sales techniques, and discovered the exact opposite.  Mark and the rest of the MRP staff are honest, knowledgeable, and helpful, but most of all there is no pressure at all.  For those that chose not to buy,  their idea of pressure was saying "Thank you for coming and spending the weekend with us."  That was it.  They have a terrific product to sell and do not need to apply pressure.  They are a class act with a great product.

"I took a Mountain Escape and viewed numerous MRP developments and those with other developers. I toured Eastern TN, Western NC, and Northern GA. The trip was during the fall, and the leaves and the various colors were perfect. During the Mountain Escape with MRP, I was treated without pressure and with the utmost respect and pleasantry. With no salesmanship, and definitely not planning on it; I ended up buying a lot in Kingwood and cannot be happier. There are so many exciting things happening, and the price compared to some of the other projects I toured, without much infrastructure in place, was extremely affordable. Marc showed me around Kingwood, answered all of my questions, and ultimately I feel this is one of the better opportunities out there, whether it be for an investment, 2nd home, or primary residence, or some sort of combination. You cannot beat Kingwood within Clayton and all that this Country Club and small Mountain Town have to offer...."

I visited Kingwood in March, 2007 and got a personal tour by Marcus Cutrone,  was great and there was no pressure at all.  I really loved the views and decided to buy not one,  but two lots, # 102 and # 105.  Financing was a breeze.  They took care of everything.  I especially liked the golf membership and spa privileges that comes with the lots.  The freebies were awesome in that my expenses were all covered as well as other incentives for buying.        Richard  and Margaret Azwell  - Orlando, FL

I just wanted to let you know that Marla and I were very impressed by the variety, quality, and beauty of the properties in the Mountain Resort Properties developments. The tour guides were pleasant and helpful without as much as a hint of pressure. We selected two properties in two different communities, one of which had been spoken for shortly before we saw it.

As you know, we fell in love with the Kingwood Golf Club and Resort and bought Lot 151 in the Overlook at Kingwood division. The majestic beauty and serenity of the entire resort is breathtaking. This, coupled with the amenities offered by Kingwood (a beautiful 18 hole golf course, exceptional dinning experience, European spa, fitness, and massage center, indoor swimming pool and workout center, sauna and steam rooms, pro shop and adventure center with all kinds of activities offered) combine to create a class, yet relaxed and friendly country club atmosphere. It offers a quiet retreat at the Overlook property with the convenience of shopping in Clayton only two miles away or partaking in the resort activities. Wow, what a terrific combination!

We want to thank you for you warm, friendly, informative, and helpful tour guidance. We recognized the tremendous value offered by this unique setting. We are extremely pleased with our investment decision and look forward to enjoying the benefits of ownership.

Sincerely,       Ike  and Marla Stanley - Plantation, FL

We used Marc Catrone to help us purchase 2 investment lots.  One was at the Preserves in Elijay and one at the Kingwood Golf Resort.  Everyone we met or listened to made great presentations . We believe that Marc did a great job in helping us with information  to make decisions. Our home site in the Overlook at Kingwood, looks toward the golf course from the back and the front faces the mountains and National Forest.  The view is outstanding.  When it comes to building on the lot, you will find good house plans, easy financing, and a rental plan, including golfing privileges for guests ,that helps to pay for costs toward the investment.  You will not be pressured into buying one of their properties.  The decision will be strictly yours.  We liked that.  - Anne & John Cutler - Pensacola, FL
