To effectively perform a compliance audit, you must have extensive experience in the loan process and be able to reverse engineer what the loan officer did.   A single residential real estate file can be covered by numerous consumer protection laws and regulations - RESPA, Reg. B (ECOA), Reg. C (HMDA), Reg. Z (TILA), Fair Housing Act, and Flood Disaster Protection Act, FTC violations, violations of Florida statutes 475, 494, 501, 627, 675 and others.  We also trace the securitization process all the way to the actual certificate the loan is in.  The applicability of any law depends on various factors that may, or may not, be evident in the loan file.

In September of 2006, I approached Steve about helping refinance out of lease-option agreement.  After reviewing the majority of my closing documents, Steve found three RESPA statutes had been violated, four TILA violations, a HMDA violation and an ECOA violation.   Steve advised me to seek legal counsel.  He went with me to interview attorney after attorney, and was I surprised!  Steve knew more than these real estate attorneys.  We eventually found an attorney and because of Steve's knowledge and experience we were able to keep a parasite investor and an unscrupulous broker from gutting our equity and from stealing our home.  We are now near the end of the litigation to keep our home and we owe Steve a big thank you for all his hard work and diligence.
