MH Solutions was started in 2005 to assist homeowners and real estate agents with their short sales. With excellent mentoring from national associations and a team of attorneys, we have developed a system that provides loss mitigation services for free to sellers and listing brokers around the country. We have helped develop the businesses of several of our partner agents who focus on the preforeclosure marketplace. Agents are able to increase their volume and short sale closing rates because they are freed up from the time and paperwork required to compile and negotiate a short sale package. In addition, we provide all parties involved with complete disclosures and education about the short sale process and its potential drawbacks. We also give every seller access to an attorney so that everyone involved with the transaction enjoys an extra layer of protection.
We specialize in helping sellers and their agents process their short sale. We also are engaged by buyers and their agents when they want to make sure that the short sale is handled properly. We are a loss mitigation company with a highly developed system for compiling and processing short sale packages. We handle all of the paperwork and negotiations with the lien holders involved. Some of our services include:
- Conduct initial consultation with Client about the foreclosure process and alternatives to foreclosure (full disclosure)
- Assist in the creation of an appropriate marketing plan for the specific pre-foreclosure situation
- Provide proper disclosures to protect agent
- Order Payoff Statements
- Obtain Authorizations
- Compile short sale package documents received from sellers
- Create HUD1 settlement statement
- Create REO net sheet
- Conduct negotiations with all lien holders
- Defend real estate commission
- Postpone auctions when necessary and possible
- Obtain approval extensions when necessary and possible
- Collaborate with closing agent for a smooth closing
