The what:
I see myself as a "hard loan" (as opposed to "hard money") specialist. I tell everyone that I'll take all the easy files I can get, but they usually seem to have a twist or turn in them somewhere. Among my specialites:
1. My Community
2 Expanded Approval 100% loans for folks you wouldn't think would qualify.
3. Home Possible
4. Investment properties
5. Second mortgages with absolutely no costs whatsoever.

Ted:
Yes, we did have some rough spots. The more people involved the thicker the stew - LOL! As always, you did a fabulous job and as I said to my family from the very beginning - you have always come through for me. You will be my first call next time I need a loan.
Warmest regards,
Deb

Hi Ted,
Yes, thank you helping me to get into debt ;-)
But seriously, thanks for the help with the mortgage and if I have someone looking for a loan, I'll send them your way.

Hi Ted,
Thank you for sending us such a nice letter. I'm sorry I didn't get a chance to send you an email earlier to say thanks for all your help.
You are right, we accomplished a lot during this process, which will put us in a better position with selling the house in the future. For now, we just have to work hard at paying down that new principle balance!
But, that is our fault for trying out the adjustable, Interest only loan three years ago. It seemed to make sense at the time because we thought we would be selling our home in 2006 or 2007, but with Ford's troubles and all of the Dearborn homes for sale at this time, we decided it made more sense just to refinance and stay put for a while longer. I'm glad we have a 30-year mortgage again with a good fixed rate!
Thank you, again, for all your help.
Sincerely,
Karen and Christopher

Greetings Ted,
Just wanted to drop a line to say thank you for your assistance in obtaining my mortgage. Also, I appreciate your patience and thorough explanations from all of my questions. However, as I mentioned before this is one or probably the only major investment that I'll make in life and I wanted to make sure that all was understood by me.
Again thank you and I will be for sure to refer you to those in need.
Have a safe and relaxing Labor Day weekend.
Phyllis

I just wanted to recommend Ted Lyons and George Miculici when looking for a mortgage and a new home. My wife and I took Ted's mortgage class at Dearborn High about one year ago. When we finally decided to start looking for a home we called Ted to get pre-approved. We took all the paperwork that Ted needed to run our credit and we were in and out of his office in less than 15 minutes with a pre-approval. After receiving the pre-approval I asked Ted if he knew any good Real Estate Agents. That is when he told us to use George Miculici.
After looking at about 30 homes, my wife Rachel and I, put in a offer on a small bungalow in Dearborn, on Feb 25 2007. We just closed on March 29th last week. We probably could have closed a week or 2 sooner put the seller had already moved out of state, and getting the signatures on documentation on their side was a bit slow. To make a long story short, both Ted and George made the process very easy for Rachel and I. We were very nervous, and even at the closing, I asked Ted, "Is that it?" I have heard on too many occasions that they go to close and something is missing and it gets delayed. I have even heard stories of people expecting to get a loan then not get it.
If you are seriously thinking about going through the home purchase process, I highly recommend you use Ted and George. I am 30 and Rachel is 25 so yes we were very nervous, and yes it was our first home, but they were both very helpful throughout the whole process.
Thanks,
John
Thank you Ted for making the process flow so smoothly.
