My Bio.

I'm a active Commercial Agent in the So. Cali. market to get into to this market I was able to take a class given by Prudential California Realty sponsored by The Mulhearn Group and the Instructor is Mike Cobery CCIM, Prudential Commercial Broker with 30 years in this market. The course was for 6 weeks 3 hours 1 night a week and we covered every aspect of the transaction and learned about 1031 tax exchange, and how to perform a necessary function to accurately determine how the property is performing and if it's making money for the owner or is it still losing money. these skills are not something you'll find in a text book and I've been fortunate to have been in this class and become part of the team of agents that have taken this course and now we are able to help one another with transactions that are problematic and get the advice and extra help that may be needed, Prior to taking this course with Prudential who at that time I was under contract until I left to join Real Estate eBroker Inc. I had worked in the Residential Market and had received my education on the Real Estate Industry at LACC in 2000, I took the classes in the Real Estate Curriculum that were required to gain my Real Estate License required by the DRE. I took Real Estate Practices, Principles,Legal Aspects,and then took these classes that were offered for Brokers in Real Estate, Business Law 1 & 2,Escrow, Appraisal,Investments, Finance, Property Management. I did this because of the Instructor of the Real Estate classes was William Monroe a Buyers Broker in Orange County and had been in the Industry since 1960 and he had given the class what was in the book as well as shared his experience and survived all of the different cycles of the Real Estate Market and gave us practical task to do as assignments so we would learn what agents must do to be successful and knowledgeable on the proper way to do contracts. I took my Business Law courses with Dr. Thomas Duffy a Retired Naval Officer and Lawyer, He taught law at LACC and the Business Law courses, I learned the function of the contract, I also learned the necessary functions to have a legal enforceable contract, I did this all because I wanted to be prepared to work in this business with the best of my abilities being knowledge of what the contracts and requirements of disclosure, how to work with a Investor,vs. A First Time Home Buyer or someone looking to move up from a small home to a larger home for their Family. There are differences and we as Agents need to know these differences make up the Clients and Customers that we will work with. I also Learned one every important, Your Client is the Person that has a Signed Contract with, usually a listing agreement, Buyers unless you have them signed to a Buyer's Agreement,Are Customer's so you as a Agent owe your Fiduciary responsibility to the person with the contract even if you have nothing to do with representing this seller he as a contract and you as a agent are bound to respect that contract. This is something I feel a lot of the agents today aren't doing because they are more concerned about the commission to be made at the close of the escrow.

 

 

Who is Michael K. Freeman

I'm a transplant from New York where I was born and lived until 1956 when my family moved to Los Angeles so my father could become a Los Angeles County Sheriff's Deputy. I grew up in Los Angeles and went through the Public School system and finally had graduated from High School in 1973 and about a month later I was shot and left to die because of being robbed for a Timex Watch and a Leather coat. I was fortunate to have been found by a good Samaritan and got saved by the Doctor's at Kaiser Hospital who I feel were given guidance from the Creator, because I survived with some disabilities because of the small caliber of the bullet it bounced around inside me doing a lot of damage and it took out a sizable piece of my spine which today is still held together by surgical clips, I walk with the aide of a brace and a cane and since 1973 I've had too many medical problems to list and most needed surgery to correct. My friends and family have called me a Survivor, because through everything that has happened I'm still here and the reason why I don't know, I've been told that the "Creator" has a plan for me and it will be revealed in time, until then I will just be doing my business which is to sell, buy, or lease commercial space to clients and customers and before I leave this world I wish to go to Montreaux Jazz Festival with my Bunch of Jazz Fans because if not for the sweet sounds of good Jazz I would have lost my mind along time ago,Friends, Girl Friends, Wives come and go but Jazz has been the one constant in my life,
