Short Sales: Always Hire a Professional Who Specializes

Because of the market decline in property valuations, many sellers today are "upside down" - meaning, they cannot sell their home for what the owe on it.  And, oftentimes, for many reasons - illness, loss of employment, escalating payment, divorce, or relocation - these sellers are forced to sell in a market that does not favor property values. 

In this case, the seller is selling "short" of what is owed on the home.   The term "short" is in no way reflective of the amount of time it takes to sell, however.  The entire process can be lengthy - sometimes 4-6 months.  

The single most important thing in this process is the listing agent.  He or she holds the keys to the success of this transaction.  If a seller or buyer hires an agent who has little to no experience or success with short sales, the liklihood of a successful transaction is slim.   The result will be a foreclosure which has a devastating impact on the seller's credit. 

Short sales not only preserve the seller's credit, but they are win win win for everyone involved:  Seller maintains dignity of selling property; buyer buys well maintained property at REO price; lender capitalizes on more money that would otherwise in a foreclosure by as much as $50,000 per home.

I hire a professional negotiator.  This person's sole responsibility is to communicate with the seller's lender on a daily basis to negotiate a settlement on behalf of the seller.
