• First-Time Homebuyers -  It's a reality that if you haven't purchased a home in the last year or two it really is like buying for the first time.  Things have changed since your last purchase.  Everything from the way lenders give loans, type of loans, and the appraisal process-all have had a major overhaul in the last year.  You need an expert to be on your side through the journey. UPDATE--- 06/09/09 - VHDA has just announced a new option for 1st time homebuyers called the "HOMEBUYER TAX CREDIT PLUS" - THIS LOAN ALLOWS FIRST TIME HOMEBUYER TO USE THEIR TAX CREDIT FOR A DOWNPAYMENT ON A VHDA LOAN.
• Equestrian Properties - I live on a horse farm so I know the special needs that go along with finding the perfect place for horses and other "critters".  USDA - Rural loans still can offer you he possibilty of 100% financing. These loans do have some geographical and income limitations but are a fanastic option for getting into a home with a low or no downpayment.
• Foreclosures- Unfortunately they are a fact of life.  Putting new buyers in their own home though is still a rewarding feeling...even though the timelines and paperwork are different with a foreclosed home.  You need an expert to guide you through the maze.  The same type of detail goes into a short sale transaction
• Relocation- It's a big challenge for a buyer to move to a new area...with lots to consider...not just finding a home.  There are jobs, schools, churches, lifestyle, etc. to consider.  Get an local lender who knows the professionals in the area (Realtors, lawyers, title companie, etc.) that can help you prioritize your needs.
• Veterans - As a veteran myself, I know first hand the special needs for our military servicemen and servicewomen.  VA loans offers another option to own your own home and special guidelines that can offer added help in qualifying.  It's another way to be able to finance your home purchase 100%.
• Refinance- Whether it's to consolidate or to refinance your rate and term we can offer you competative rates and timely turn around.
• Credit Counseling- You may not be in the right place from credit perspective to purchase a home now.  We can take the time to review with you a strategic plan to repair your credit and help get you on a path to purchase.
