Welcome to Your Arizona Resource for Real Estate Strategy

I have helped many buyers and sellers to identify short term and long term financial objectives in order to choose a mortgage debt instrument that will help to achieve those financial goals.  Although I am a Certified Mortgage Planning Specialist, and carry the CMPS designation, I do not originate nor close mortgage transactions.  This choice helps to provide an ethical approach to my clients' needs.

In order to better serve my clients, I have completed the course work for various collateral areas in financial services as well as passed the examinations for the following:  Certified Mortgage Planning Specialist, Arizona licenses for health insurance, life insurance and disability, NASD Series 6, Series 63, Series 26 and Series 65.  Although these have been completed, I do not have any of the licenses as active.

I work with various financial planners and estate planning attorneys.  I have worked on many cases involving divorce or dissolution of non-marital relationships to help settle the property between couples.  My business has been built through professional and past-client referrals who understand the value of what I provide:  Education, Integrity, Care, Attention to Detail and Post-Closing Follow-up.

Currently, I have been contracted to perform market directional studies for various clients.  I complete research to determine the amount of downside risk associated with making real estate decisions.  Investors utilize this service to better negotiate purchase prices based on fundamentals rather than phantom comparable listings.

Successful Transactions Require Money or Loans

When it comes to money and real estate, I have an ongoing pursuit of knowledge.  I have a complete understanding of FHA, VA, FNMA, FHLMC and non-prime guidelines.  This helps me to better serve first time homebuyers wanting to purchase with no money out of pocket all the way through to elderly clients wanting to mitigate tax liability on the transfer of real property assets.

FIRST TIME HOME BUYERS should be very careful now to force the bottom to occur in the market area that you are looking to purchase in.  Never consider the comparable listing amounts as a key factor to determine whether or not you are getting a "DEAL"!  Use sound fundamentals.

Investors should take care to evaluate how many additional foreclosures are due to occur in a market area.  It is not the one's you see, watch out for the one's that haven't even shown up yet!

When purchasing my first home, I failed to ask questions.  I thought that everything would be in order because I was dealing with professionals.  Your home is your castle and it is important that you plan your financial future as if you were building your castle.

Select a home for a home, not an investment or tax write-off.  Know where you would like to be financially, in the future.  Know how to get there.  Manage your income, assets and most importantly, your debt in order to reach your goals.
