I am currently the Assistant Managing Broker for John L. Scott's corporate office in the Richmond Highlands neighborhood in Shoreline.  In addition I am a Washington State Certified Real Estate Instructor.  I can deliver training from Fundamentals to advanced topics.

As you know, the Seattle real estate market is extremely challenging and competitive. As a professional woman and first-time home buyer, I knew that working with a top professional was the only way to find the right roperty for me and my family. It helps to have an agent who is motivated, organized, knowledgeable and driven to make the best deal possible. The agent I am speaking of is Martha Viola.

I met Martha completely by fluke. She and I crossed paths at a property in West Seattle that according to the internet, had just dropped $10,000 in price that morning. Martha had been to the property a few hours after the reduced price was posted. I was impressed. To me this showed that she had initiative and was really watching the market as closely as I had been. Although Martha was checking out the property for her client, she was kind enough to spend a few minutes to tell me some details about the property.

By contrast, I couldn't even get a return phone call from my agent - let alone get into the property. My agent's voice mail was full and she did not return the message I left with the receptionist at her office.  That was not the first time, but I certainly made it the last. After discharging that agent, I promptly called Martha. It was the best decision I made!

Martha took the time to get to know me and to really listen to my needs.  She really made me feel like we were part of a team. For example, I wanted to find a property within a two mile radius of my daughter's school. Martha offered, without being asked, to do a blanket mailing to potential sellers in that area. This was something my previous agent declined to do.

Martha proved time and again that she was extremely knowledgeable when evaluating properties. For example, at one property that I liked and thought, "Oh, I could do a little work on this." Martha pointed out a few things that needed some major attention and that a bank appraiser might see these as major issues. She gave me a realistic perspective regarding what it would take to renovate such a property and really challenged me to think about whether I would really be able to afford to take on such a huge job. As a result, I was able to see that this was not the property for me!

When I finally found the right property, Martha proved her skills as a great negotiator. She drafted a purchase and sale agreement with advantageous terms and of course pricing! During the closing process, Martha reviewed the escrow documents, found an error and had it corrected. Her meticulous attention to detail literally saved me money.

I feel fortunate that Martha worked with me throughout the process. For all of the reasons above, I think you can understand why I truly believe that Martha Viola is a fantastic real estate agent who is just GREAT to work with!

Subject: My experience with Martha

Just a little note about two of your realtors...

During the last year I moved to the NW. The new job brought me here, reluctantly, from Colorado to the south sound area. I set out to explore neighborhoods to get an idea as to where to even start asking a realtor to begin their search. I "found" a house in a state of needing some economic upgrades...it was a dump. I called the number on the sign to find that the original listing agent no longer existed with John L. Scott but two very friendly people who answered the phone, Martha and Dean, would be more than happy to drive all the way down to show it to me. A few days later we met at the "house". It was actually more of a shack. Dean had a great understanding of not only real estate but construction methods and general smarts. Martha was prepared with stats and information about the neighborhood and things of interest in the south sound area.

I didn't buy the house and my work called me away for the next four months. During the time I was gone, Martha kept in touch with me, my home styles, neighborhood must-haves and my general search ideas. When I returned she was all set, (even though I drastically changed my search needs several times from W. Seattle to Pierce County). Within a few weeks of my return a contract was written on a great duplex in Puyallup. I thought it would've been too far for Martha to want to drive and I'd have to start with a new realtor but nope...she and Dean made several trips down here, even for a five minute meeting on my behalf. Through financing logistical issues to deadlines coming and going as if they didn't exist, the team kept plugging along, keeping my spirits up.

After the closing, it wasn't over. Martha continued to call to make sure minor details were still being covered and I was settling in without a problem. My tenant here gave their 30 day notice of move out...Martha offered to post the vacancy on a site.

This purchase marks my fifth property at 33 years old. I am by no means a financial guru or real estate mogul...I've been fortunate to have had the assistance of great realtors. Since it seems I will be in the NW for some time and I will no doubt be making other real estate purchases, I will definitely be seeking the help and services of Martha and Dean again.
