Has the Utah Real Estate Market bottomed?

Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those investor with low and/or no risk tolerance to purchase.  Investors with a long term buy and hold strategic.  Opportunities are starting to make sense.  Contact your property resource specialist for information to make an informed buying decision.

Owner/occupied homeowners need to look at the cost to own versus the cost to rent.  Then you need consultant a resource specialist for information to make an informed buying decision.

Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperienced buyer and extremely difficult. 

Those waiting for a market bottom confirmation will (almost always) miss the bottom.  This is because confirming factors are lagging indicators.

Buy and hold is the best buying strategy. 

The National news media will probably not report a bottom until the average of the homes in the US show a confirmed bottom by exhibiting positive price action.

Is there a solid indicators we can trust to confirm a bottom?

Look for homes appreciating in value, in your area of interest.  With confirmed appreciation in the market of your interest. We will have started our climb from the bottom.

bottom fishingI want to get a jump on the appreciation cycle to maximize my appreciation in the up cycle.  Who can tell me when we are at the bottom prior to the market confirming with price appreciation?

Short answer is no one can.   We can roll the dice and buy without a confirmed bottom.  Some call it bottom fishing.

This is not for the average home buyer.  The average homebuyer buys to live in the home and not to time the market for a flip or some other investment strategy. 

Market timing is risky and few will succeed.  

Please understand the answers to the above questions are designed to answer the majority of the buyers concWhite Flagerns.  As with life there are always exceptions.

 I do believe in the free market system and believe the market will improve. 

Many are waving the white flag and still waiting on the sidelines.

Having made the above statements, so there are no misunderstanding about current market conditions.  Especially those buying for a short term investment and not a long term home for their family.

I would argue that those who are looking to buy at the market bottom will most likely miss it.  Extremely (if not impossible) difficult to time any market bottom, in combination with the majority of home buyers afraid to purchase at this time.  I believe we will see an unprecended pent up demand at the market bottom that will cause a bounce in home prices.

Those who are looking for a home for their family with plans to stay long term.  Why not buy now?  Especially if the numbers make sense, i.e. Owning vs. Renting.  Even, if the market retracts more (which is extremely likely) in the future.  Between the coming market bounce and future normal appreciate.  Why not make an informed buying or waiting decision?
