Are You Buying New Construction?
I am a Certified New Homes Specialist , as well as a Residential Construction Certified REALTOR®. My services cost you nothing and I will be able to represent you and your interests in your negotiations with the Builders and New Communities in the area.
$150,000-$199,999 receive a   $500 VISA GIFTCARD

What I Do For Sellers

In this Buyers Market it is more important than ever to choose a Realtor who specializes in aggressive marketing. The days of simply putting up a "For Sale" sign and entering your information in the local MLS system to sell your home are over. If you do not aggressively market your home to Buyers as well as the other Realtors, you will have a difficult time in selling your home. So..... how am I different? Below are some of MY MARKETING EXTRAS.

 Besides doing the traditional methods of marketing your home, I use several other methods of broadcasting your home. I do virtual tours on ALL of my listings, not just the high-priced ones. I publish this virtual tour on consumer real estate sites, such as REALTOR.com, as well as my personal websites. This has been proven to attact more views and ultimately more inquiries. I have even sold a home sight unseen due to my virtual tour which was published on REALTOR.com.

 Your home will be "Showcased" on REALTOR.com-- which is the #1 Consumer Real Estate website. Your property will have extra ad-copy, multiple pictures, and a virtual tour. This means that your property will ultimately receive more views and inquiries than those with just a standard listing.

Your home will have it's own easy to memorize and advertise website such as www.89Corunna.info or http://www.700edenbridge.info/ or http://www.2836sheephead.info/ .

 I advertise my personal websites on GOOGLE. GOOGLE receives the highest percentage of searches that are done in the USA-- usually right around 67%.  Yahoo is second with around 24% of all USA searches. I attract many international, local and out-state buyers who peruse my personal websites in their search for a home in the St. Augustine, Ponte Vedra Beach, Palm Coast, and South Jacksonville areas (do a GOOGLE search for St. Augustine real estate or St. Augustine Florida Real Estate)--  www.MyFloridaHome.ws will be in the Top 5.

I also advertise my website internationally in the United Kingdom, Sweden, Germany,etc.etc.As the value of the dollar has plummeted and the value of most European currencies have risen, more and more foreigners are looking for properties in Florida as investments or vacation homes. I have recently made arrangements so that my website will also be in the TOP 5 for Google.ca (Canada), as well as for Google.uk (United Kingdom).

I have optimized my website for many of the communities on the area so that anyone doing a home search will be able to find your listing by GOOGLE'ing "My Community" Homes For Sale St Augustine Florida".  As an example... GOOGLE "Stonehurst Plantation Homes For Sale St. Augustine Florida"--- my listing and my website will appear in the TOP 5.
I also get high rankings on Yahoo! searches as well... look for my domain names of http://www.sharonstevens.net/ or http://www.sellstaugustine.com/ which is what I use to advertise via Yahoo!

  I am also a member of both Board of Realtors (St. Augustine and the Jacksonville/Ponte Vedra areas).This will give you more exposure to more Realtors and Buyers than with a Realtor who is only a member of one of them. Make sure you get more advertising this time around and don't limit the number of your potential Buyers.

 I belong to the local Chamber of Commerce where I receive all of the Chamber's Relocation leads which I receive on a weekly basis. I mail each and every one a personal letter offering them my assistance in helping them find their new home, pointing them to my website where your home will be featured, as well as a brochure of all of my current listings.

 I market heavily to Buyers, therefore many Buyers use me and my website for their home searches. I offer Rebate Programs to Buyers in order to encourage to use me. By having many Buyers visiting my website-- the liklihood is higher that I will be able to bring you one of my own Buyers-- thereby saving you thousands on the co-broke commission fee.
