In addition to the experience gleaned over the past 3 decades in the residential realm, I've built a house when my husband and I acted as the general contractors.  We did that in Connecticut when we couldn't find an existing home we liked.  Daunting at first, I came to love the process.  Like the first time you walk into a home that feels right, watching a home take shape from the moment you put pencil to paper to settling in, it is one of the most exciting things you will ever do.  With someone who knows what to expect and who can guide you through to a happy ending, it's a joy!  I do that with you!

Would you like sunshine nearly every day? 

Would you like to be able to walk out your back door and into your boat, sitting behind at the seawall  20' behind your house or be able to fish from your dock? 

Would you like to throw away your boots, insulated gloves and hats and heavy coats  - and use only a light sweater? 

WELL - if any or all of these appeal to you, then this is where you need to be.  It's warm, sunny and friendly all year-round.   In the deed-restricted communities of Punta Gorda Isles and Burnt Store Isles, your boat sits at a concrete seawall 20' from your screened "lanai" (back porch as it used to be known) and is ready to take you to exotic anchorages, near or far, as often as you wish.  Sail or power - it doesn't matter.  Or maybe a cocktail cruise to watch the sun set.  Oh maybe you've had a hard day at the golf course, or you're tired because of that long bike ride - it's all here, just waiting to be enjoyed.   But this area isn't for everyone.  

If you enjoy being stuck in traffic or long commutes, then this isn't for you. 

If you like high crime areas, then this isn't for you.

We have homes on palm tree-lined saltwater front canals, on demanding (and not so demanding) golf courses, and in a lovely historical district where the homes date back 60 or 70 years.  Condominiums encompass every architectural design you can image:  villas, flats, downtown, waterfront, or on a golf course.  Ages range from just breaking ground to late 1960's.  Most homes have what is known as a "split bedroom" layout - insuring privacy for the master suite, since all other bedrooms are on the other side of the home.  Pool, spa or none - we have them all.  Large or small - it's all here waiting for you!

CHARLOTTE  HARBOR -  one of the ten cleanest estuaries in the county, hosting an incredible variety of warm, saltwater fish - Tarpon, Redfish, Snook, Sheepshead, Spotted Trout, Sharks, Dolphin and Manatees - among others.  Charlotte Harbor is ringed with mangroves that provide tremendous protection for most species.   Species vary depending on time of year and water temperature, but most find sufficient food to stay year round.    Although Charlotte Harbor is the second largest natural harbor in Florida, it's depth precludes commercial vessels.   The Harbor opens to the Gulf of Mexico through Boca Grande Pass, world renowned for its tarpon fishing.  The national O'Berto Redfish Tournament calls Punta Gorda home for one of its stops.   The bait of choice generally is a live shrimp, pinfish or crab - depending on the fish and time of year.  

DOWNTOWN  PUNTA  GORDA - Everyone knows that the business center of Punta Gorda was devastated when the first hurricane in 40 years, Hurricane Charley, took a sudden and disastrous turn up Charlotte Harbor and right through downtown in August, 2004.  Since that time, a group of concerned citizens organized TEAM Punta Gorda (I am proud to be on the Advisory Committee) to help the citizens and City Council with direction on what the "new" Punta Gorda should look like; to help address the needs of businesses in the area and a plan to bring in new businesses that would contribute to the well being of our residents.  Charley wiped out two hotels and our events/auditorium leaving behind a mountain of rubble.  Today, a 63-room "boutique" hotel nears completion; a Hilton is about to break ground, as is a Sheraton and the Peace River Events Center is looking more imposing every day. All of these buildings are located along the edge of Charlotte Harbor and will provide open greenspace for all citizens to enjoy.  Our 4 story-height restriction assures views of the water will remain a joy to see.    West Marion Avenue, our "main street" is home to several wonderful restaurants where fine dining can be had inside or out.  Nearly finished is the spectacular SUNLOFT Center which will house penthouse condominiums, substantial retail and office space all within an architecturally delightful building.  Just a block away are several more terrific eateries - everything from truly gourmet dining to homemade ice cream sundaes.  We are back and better than ever - and our future is bursting with new opportunities.  It's great to be a part of it. 

Just recently two Eaglets fledged their enormous nest in the middle of one of our busiest intersections under the very watchful eye of the PGI population.  As they have in the past few years, we anticipate their arrival next year to mate and add a thrill to all who watch.
