National Title of the Carolinas

National Title of the Carolinas, LLC was created in May 2002. As an agent for First American Title Insurance Company, we strive to provide the best customer service and time management to meet your title insurance needs. In an industry where all North Carolina Title Companies are essentially offering the same product and charging the same rates, the REAL difference is in the service that they provide.

Whereas other title companies have different depclosingartments and different agents on each transaction, our company has a more close-knit way of working. We want our customers to know that they can talk to us whenever they want, whether they have a question, or they just need a little reassurance.

Kaety Kowalchuk and  National Title have an understanding of both the commitment and policy side of the transaction. We also have a "comfort zone" with the mortgage side (as the owners are also partners in a mortgage company!). We pre-load our system so that when the attorney sends in their opinion, we are already familiar with the transaction and it takes less time to generate a binder. We then turn the commitment around within fifteen-twenty minutes by fax or e-mail on the same day the opinion is received.

Attorneys know that if they have a last minute closing, or a revision needing to be done, National Title will return a new or revised commitment to them within fifteen minutes. This is an assurance to the attorney and the consumer, because they know their closing will happen when scheduled, no matter the notice they give!

Kaety Kowalchuk is the main licensed title agent for National Title of the Carolinas, LLC.  She's worked with National Title of Carolinas for the last five years.  She recently relocated to the main office in Cary. This required her to leave the beaches of ringNorth Carolina and move three hours INLAND!  She must REEEEAAAALY like this job! 

Kaety is hoping for a name change soon - because HILL is much easier to spell than KOWALCHUK!  Plans are being made for a Caribbean wedding later this year!

Recently Kaety described how North Carolina real estate closings are different than other states:

"North Carolina is an attorney focused state.  This means that the final settlement / closing generally takes place at the attorney's office.  The attorney also does the title search and creates the HUD-1 statement.  National Title of the Carolinas, LLC acts primarily as a service provider for the attorney, and a policy provider for the Owners and their Lenders."

The Basics of Title Insurance in NC

What is Title Insurance and why do you need to spend money on it?????  Another GREAT question!  Well, if you are putting a mortgage on your property - the lender will likely REQUIRE IT (without exception).  Additionally, it "shifts the risk of title defects from the property owner and lender as well as from attorneys and abstractors to a responsible, financially sound insurer."

As an estimate - you can expect to pay at least $2 per $1000 of insurance (up to $100,000) and then it's $1.50 (from $100,001 to $500,000) needed for your property in NC.  (If you need a rate for properites valued higher please contact us directly).  In addition you will be charged the cost of a closing protection letter, if that is required by your lender.  The NC Department of Insurance sets the rates and monitors the companies and their agents, therefore they are standard rates for all companies
