These programs allow a buyer to purchase a home with zero downpayment. Currently FHA requires a 3% downpayment but it can be gifted or granted from a non profit agency which your mortgage broker will help you obtain.
Each program has its own unique characteristics. Some require a verification of prior rent some do not. Some will use Alternate Credit Some do not. A few of the programs allow for stated secondary or border income. For this reason First Time Homebuyers should work with a broker and not with a lender. If you pick the wrong lender you might be disqualified because your situation does not "fit" their program.
