Real estate attorney vs. Attorney who also practices real estate: I am a real estate attorney, NOT an attorney that also practices real estate. During the first five years of my practice I had a general civil practice that involved numerous areas of law with a specialty in real estate that soon dominated these other areas to the point where my practice is 97% real estate and 3% miscellaneous representation that I will undertake as a favor for special clients. What this means to my clients is that I am in my office working on closings as opposed to in a courtroom with my cell phone off doing something else. What this means to other real estate professionals is that my office is geared for quick, accurate, and smooth closings.
First Time Home Buyers: One of the great things about working with first time home buyers is that it gives me the opportunity as a real estate attorney to establish a long term, trusting relationship. Many of my clients return for refinances and basic estate planning work. I offer discounts for repeat clients and in a typical refinance I save my return clients an average of $300.00 by waiving the title examination and discounting the title insurance. First time Home Buyers also have many questions. As indicated earlier, I make myself available to answer any inquiry and review each contract with my clients in person or via telephone at their option at NO CHARGE. . .
Probate and Complex Transactions: My experience as a general civil attorney exposed me to many areas of the law and I am able to identify and resolve complex estate related title issues. I have often filed estate work for clients in order to allow them to proceed with a real estate closing.
Commercial Transactions: As a real estate specialist I have completed many commercial transaction on behalf of my investor clients. Working with investors and aiding in closing creative financing deals is another area of my real estate practice that I greatly enjoy.
Thank you so much for representing us in our purchase of an REO condo this winter. We did not know much about REO's going into the process, and when we received the initial purchase and sale agreement from the owner institution, a lot of the language made us nervous. I found your blog while doing some research about certain clauses, and your explanations and rationales were extremely clear and understandable for the layperson. Your comments and advice were measured and balanced and not alarmist. When I contacted you the next day to discuss our purchase in more detail, your demeanor and verbal explanations made me feel comfortable with moving forward in the process, and I was thrilled to have you in our corner. Your comments re: the purchase and sale agreement were spot-on, and you found a few errors that we would never have caught. Throughout the process, we appreciated that your fees were quite reasonable and that you were always accessible either by email or by phone. In the end, the week leading up to closing was hectic and stressful, and of course we closed late due to the seller, but we had kind of expected that because of all of the warnings about late REO closings in your blog. In the end, it was one of your ideas that enabled us to close as soon as we did, within our rate-lock timeframe with our lender. So again, thank you for everything. We would highly recommend you to anyone purchasing real estate, and especially anyone going through foreclosure, short sale, or REO purchases. Keep posting helpful articles on your blog! We need more people like you providing useful information, such as explanations of key clauses in legal documents, in a way that non-real estate people can understand.
