Immigrants, a condo for starters Say Abdel Wahab

Khalid and Nazha Ouahid, in their late 30s, rented an apartment in Boston when they first arrived in the United States from Morocco several years ago .....
What they were looking for: After fruitlessly searching for a single-family house they could afford in or near Boston, they shifted their focus to the condominium market. Nazha doesn't drive, so they wanted to be close to the commuter train and within walking distance of shopping.
What they bought: Their condo is part of a 36-unit development in Revere, ...As a couple with no children,olds, most of which are young couples, some with one or two children........
How they found it: The Ouahids spent about three months searching for a home. They spent little time online, relying instead on help from Abdel Wahab Aitelhadj, also a native Moroccan and a sales associate with RE/MAX Results in Medford. The couple knew him, having met him at Moroccan groceries and restaurants and at community gatherings.
How they bought it: They relied extensively on Aitelhadj to educate them about the home buying process and to guide them to safe mortgage financing choices. "You have to educate buyers so they don't get into a mortgage they'll later regret," says Aitelhadj. Some inexperienced buyers, for example, might not understand adjustable-rate mortgages, he says, and consequently might have a hard time if the rates, and their payments, go up.the Ouahids, however, were comfortable with the risk. They took out an adjustable-rate loan with 5 percent down. For them the risk is manageable, Aitelhadj says, because their loan is fixed for five years. They'll be ready to sell or refinance to a fixed rate before that period is up, he says. .

What they'll do now: They want to maintain their unit to maximize their equity gain for when they sell it in a few years, but no major work is planned... Because of its location close to the train, the unit has good upside potential. "We'd love to have a single-family house, but the prices are too high," Khalid says. "So we are hoping that, by buying a condo now, we can buy a single-family home in the future."
