I specialize in buying and selling houses from people who are behind on payments with no equity who can't sell their house. For example, their house is worth $150K and they owe $200K or more. (We all know people in that situation--right?) Those people come to me and I make an agreement with them that basically says I am going to get them to accept a settlement on their account and resell the house. I don't charge them for this. I make my $ on the difference between what I buy it from them for and what I resell it for. So they have a settled account on their credit.

Are We Out Of The Water Yet?
While statistics of sales are improving across the country and we have wound our way through the subprime mortgage debacle, we still have the Option Arm and Alt-A mortgage defaults to hit the market. I believe it will be several years yet of tackling California's financial problems. Having realistic house prices and seeing buying opportunities is NOT such a bad thing!
