Hello,
My name is Patrick Waddell and I work for the 2nd largest home inspection company in Cahrlotte. Home Inspection Carolina. Ther are 8 emloyess at the office so scheduling a time and date you want typically isn't a problem. Like one inspector over another? No problem...when you call to schedule your appointment just ask for that inspector and he'll be the one who does it. For your convenience we are now available to schedule appointment Monday - Saturday 8am till 8pm and Sunday from 10am - 6pm. You can also schedule your appointment on-line at www.HomeInspectionCarolian.com No need to have to pick up the phone, just log on and place the info in the supplied boxes. If you have special instructions like alarm code, you'll be there at the end of the inspection or a specific inspector you want there is a comment box to fill that out in. We are also a fully license Termite company so you don't have to call and try to get two people to meet you in one place at the same time. We provide the letter for you. We also do Well & Septic testing, Pool inspections (when they are open for the season), Radon Testing, Pre-dry wall new construction inspections, Lead Based paint testing and we also do re-inspection. Once you have negoticiated the repairs, call and schedule us to come back out and make sure the seller has completed the repairs they agreed to and that they are done properly. You would not believe the amount of items that are not done when we return to check these things. Seriously.
Our reports are available on-line no later than 10am the following morning. Many times if time allows, I'll write the report on my computer at the inspection and e-mail in to the office a.s.a.p. to help expediate your paperwork. All files are easy to get to PDF downloadable files. As soon as the report is ready the report is e-mailed to you via a link to you e-mail address. We stive to put YOUR name out in front of YOUR client as much as possible. The code for you client to get the copy of the report uses your last name. Be sure to give me a business card at the time of inspection and I scan it in and place it on the main page of the report. Now not only does YOUR client see YOUR name again, the seller and seller agent also have your info in front of them when the repair request is submitted. They can't cay they didn't have the file around to find your number. Our summary pages are numbered also to help make filling out your Repair Request form easier also. We want to try and make things as easy and personal for you and your client throughout your sale.
Helping expediate your sale and ease your paperwork. Does that sound good? Ever forget to schedule or set up the inspection with the sellers agent? Ever have a buyers agent forget to tell you what day the inspection were being done? Worry no more. When you schedule and inspection with us if you'll provide the sellers agent e-mail address we'll e-mail them, you and the buyer a notification that the appointment has been set up. What day and time ot will be on and who to contact incase that date does not work for anyone. The day before the appointment we also e-mail again to remind them that a inspector will be at the home at the scheduled time.
You don't become one of the top companies in the area by being known as deal killers. Our agents are thorough, but know how to talk to your clients in a way to let them understand the issue without using deal killing words or standpoints. I have yet to see any item on a home that can't be repaired or corrected. Remember finding these issues are why you hired a home inspector. Now instead of moving in and finding items that need repair you get to negotiate to have the seller fix them before closing. Our job is work for your clients interest they have vested in the home while making you look good. The smoother the deal goes and the more the buyer feels comfortable with dealings of the offer then the better you look. Face it...we could all look better right? Haha. Soon your client is praising your name not ours. It's not "Hey you did a fantastic home inspection"...it's "Hey Realtor. We see why you recommend this company. Thanks for your professional opinion." Next thing you know they are asking for your opinion on eveyone. Constant contact with YOUR client and good news spead about YOU to all their friends.
You may know Preston Sandlin. If you take your update classes with Bill Gallagher then I am sure you do. Preston is the owner and founder of Home Inspection Carolina. I used Preston for all my inspection for 9 years before going to work with him 2 years ago. Though there are 6 other people in the company who all have the knowledge to do your inspections, here is what I bring to the table when presonally requested. Having sold Real Estate for 9 years I know what can and can not be asked for on the North Carolina real estate contracts. I make sure that "Cosmetic" issue to not carry over to the summary. We all know that when it's on the summary, the buyer thinks it has to be done. I am sure to keep these issue in the body of the report for the buyer to see the issue, but I do not carry it over to the summary page. Being in real estate for 9 years also enables me to understand your side of this deal as well as being versed to dealing with your clients directly. Ever be on an inspection representing the opposite side of the deal and the inspector is just plain rude? I have. I will not argue with you, the agent or the buyer. If your client is present I always start out by finding out what their needs and concerns are before inspecting the home. This helps place them at ease and help them see that I care about what they're concerns are. Keep in mind that they do not know me most of the time. I also carry a tape measure so they can measure rooms and window sizes while at the the inspection. (How many times have you had a buyer keep wanting to get in the home to measure something before closing?) I now carry a Flip Video camera with me also to every inspection. While I am inspecting your home the buyer can take a couple of minutes to walk around the home and make a tour for all their out of town family and friends. I will download and send this to you once I upload the report that day. When they get home and can't remember what a room looked like ro where they were going to place furniture, they don't call asking to get in the home anymore...they just look at their video! What a time saver huh?
