Welcome to Palm Springs

Palm Springs is known to have one of the highest concentrations of Mid-Century Architecture then any other town.   The Southern Califonia alluring desert and enticing village of Palm Springs, captivated an inpressive list of talented architects.  From the 1940s through the 1970s, prolific regional modernists were carving prominent careers with striking custom homes, impressive commercial complexes, hotels and motels, and commanding civic and educational campuses.  They and other modernists created an architectural treasury of great consequence and innovation unmatched anywhere in the country.

Post-war America began gathering under invigorating desert sun.  Soon after, Hollywood's elite followed suit, discovering Palm Springs to be the perfect playground to frolic discreetly.  Tennis, golf, plush resorts, and swimming pools surrounded the stylish downtown.  A bevy of builders emerged to fill a new need for mass-market housing, spurred by the city's growing year-round population and increasing demand for vacation homes.  The face of Palm Springs thus changed and now features thousands of homes built in the mid-century modern design genre.

With the stock market in turmoil and the housing market sliding, we decided this spring to trust the Palm Springs real estate market over Wall Street and, taking advantage of the two-year decline, to purchase a long-desired condo in Palm Springs. Our realtors in Long Beach, Doug and Rochelle Kramer, recommended Paul Kaplan, based on what they had heard of his work in Palm Springs. Their advise was well-founded--we enjoyed our work with Paul during the process.

From our first contact, Paul was friendly and helpful. He has a great store of knowledge about the desert communities, not only the history but what the conditions are today: what's keeping its value, what the city council is planning, who's moving in (retail, hotel, resorts). We thought we knew the city fairly well from prior visits, but we clearly hadn't even scratched the surface until we began work with Paul.

Good news: he wasn't a pushy realtor. He wasn't into making the sale for the sake of a sale--I've worked with those realtors in the past (and, by the way, this isn't the case with Doug and Rochelle Kramer in Long Beach, either). We drove out to Palm Springs on several weekends in a row, and Paul reserved whole chunks of Sundays for us, carting us about to dozens of properties, letting us know what he thought as an owner of rental properties himself, and warning us away from properties that weren't such a good deal. We actually went through a process of three offers--one that fell out of escrow because of misinformation from the selling realtor, and one that turned into a bidding war (in 2008??), before we found the condo that was the perfect vacation and rental property for us.

Once we were in escrow, the process was mainly smooth. A few bumps given the distance--we weren't in Palm Springs during the process, so some communications were confused or occasionally rocky--but even those were corrected.

We'd recommend Paul Kaplan if you're considering buying in the desert...and especially if you're a fan of mid-century modern architecture. He knows his stuff, and you'll end up with a great property in a great community.
