Areas of Expertise

Del loves real estate and working with people as is evidenced by the vast amount of public service he has given his community and profession over the years.  His grandfather settled in this area in 1888 and served as the city recorder of Florence in the year 1900.  Del grew up north east of Mapleton in a valley called Indian Creek. After graduating from Mapleton High School, he went to work in the lumber industry which he retired from in 1991.  Del moved to Florence in 1959 where he has resided ever since.  During those years he gave much to the community that he loved.  He served 37 years on the Florence Volunteer Fire Department, 8 years on the Florence City Council, 8 years on the local school board, and worked through the chairs of the local Elks Lodge raising money for charity.  While in the lumber industry Del was instrumental in forming a 500 member educational association for the lumber surfacing segment of the industry and was featured in the Lumberman´s Magazine for his work in organizing a half day educational seminar for their annual trade show.

 With the down turn in the forest products industry in the late 80´s Del turned his attention to land development and formed an S-Corp that subsequently developed a 180 acre gated manufactured home community in north east Florence consisting of 449 lots and homes when it was finished in 2004.  In 1998 as the development was starting to wind down Del decided to get his real estate license to take advantage of the experience and contacts he had made during the course of the development.  He affiliated with Pacific Properties which soon became Prudential Pacific Properties and now he feels like when he is marketing a property he has the power of the whole Prudential Team.  Del is just as comfortable with the large land tract deal as he is with the individual residential home that has to be just right for his customer.

During the course of his real estate career he has kept on giving to peers by serving them as the president of the Central Oregon Coast Board of Realtors® for three different years and received the Realtor of The Year Award in 2003.  In 2007 he served the Oregon Association of Realtors® as chairman of the state wide, 19,000 member organization´s Political Affairs Kog and as a member of its executive board of directors.

Re: Delbert Phelps, Associate Realtor Dear Mrs. and Mr. Cocciolo;
After completing the Prudential post-transaction survey, we asked your associate broker, Mr. Del Phelps, to provide a contact so that we could further comment on his outstanding care during our recent home purchase, and he has provided us with your names. It is therefore with great pleasure that we prepare this letter of thanks and appreciation for the privilege of working with Del Phelps. Del is the best representative of a realtor that one can wish for.
Buying a home can be a confusing process, but from the first day we met Del he was informative - answering our every question - as well as perceptive as to what we were looking for in a home. He spent many hours with us until we found our perfect "dream house" in the Kla-Ha-Nee community in Florence. The escrow and closing process was flawless, thanks to Del.
Shortly after closing, however, we discovered a major problem - specifically a water leak in several windows. Del didn't just abandon us after closing; he has continued to be of enormous help in organizing all the arrangements for the correction of the problem. As we are, currently, absentee owners, Del has made many visits to the home on rainy days - sometimes checking twice a day - to ensure we've had no further water damage to the interior. This has been of great comfort to us. It is also an act of kindness and friendship that was totally unexpected.
There are so many other things - too numerous to mention in this letter - with which Del has assisted us with respect to settling into our new home, and we consider ourselves very fortunate having had Del as our agent and representative. Additionally, we feel we have gained a new friend in Florence.
We are so impressed with Del's integrity and his pride in the service he and your firm provide. We're sure there are many excellent real estate associates in the area, but one would have to look far and wide to find another Del. We will recommend Del highly to anyone and everyone needing assistance in your service area.
